The Planning and Zoning Commission is being asked to approve an extension requested for
submittal of a final plat for the following development:

No. of Lots 87 Single Family Lots (Lot 1 – 87)
Lot Dimensions: Min: 50’ x 140’ (7,000 SF)
Max: 126’ x 160’ (20,160 SF)
Total Acreage: 22.56 Acres of Land
Zoning: “MF” Multiple Family/”LC” Light Commercial/”SF” Single Family
Abutting Zoning:
North: “SF” Single Family
South: “LC” Light Commercial
East/West: “SF” Single Family/”LC” Light Commercial
Purpose of preliminary
plat:
Development of a residential subdivision on West Port Arthur
Road.
BACKGROUND INFORMATION:
On June 19, 2017 a preliminary plat was approved by the Planning & Zoning Commission for
the above referenced development.
In accordance with Chapter 98, Section 98-182 (c) of the City of Port Arthur Code of Ordinances,
When a preliminary plat has been approved and thereafter the subdivider fails to file a final plat
of the subdivision or a section of such plat within a period of six months, the approval of the
preliminary plat shall expire and have no further force or effect; except, however, the commission
may, upon application and at its discretion, extend such period of validity not to exceed one year.
Although the preliminary plat was approved in June of 2017; the Director of Development
Services has allowed the submittal for extension due to delays with the approval process from
TXDOT as it relates to finalizing plans for this development.

Staff recommends the Planning and Zoning Commission approve the request for extension.
