PAEDC FUNDING ACCOUNT NO. 120-1429-582.86-00 WHEREAS, on February 8, 2018, the City of Port Arthur, Texas (the "City") held a mandatory pre-bid conference and only one potential bidder was present; and WHEREAS, on February 9, 2018, on behalf of the City of Port Arthur Section 4A Economic Development Corporation (the "PAEDC") Board of Directors, the PAEDC CEO recommended that the City bid again without the mandatory pre-bid requirement; and WHEREAS, on March 7, 2018, one bid was received and opened as shown in Exhibit "A", and WHEREAS, HR Green Development, LLC on behalf of PAEDC reviewed the bid submitted by Dean Builders, Inc.; and WHEREAS, on March 19, 2018, the PAEDC Board of Directors approved the bid for construction of entry monuments and landscaping for the Jade Avenue Business Park submitted by Dean Builders, Inc. at a cost not to exceed $362,123.00. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PORT ARTHUR, TEXAS: Section 1. That the facts and opinions in the preamble are true and correct. Section 2. That the City Council approves the award of the bid and authorizes execution of a contract between PAEDC and Dean Builders, Inc. for construction of entry monuments and landscaping for the Jade Avenue Business Park. Section 3. That a copy of the caption of the Resolution be spread upon the Minutes of the City Council. Place and secure anchorage devices and other embedded items required for adjoining work that is attached to or supported by cast-in-place concrete.Use setting drawings,templates,diagrams, instructions,and directions furnished with items to be embedded. 1. Install anchor rods, accurately located, to elevations required and complying with tolerances in Section 7.5 of AISC 303. 2. Install dovetail anchor slots in concrete structures as indicated. 3.3 REMOVING AND REUSING FORMS A. General: Formwork for sides of beams, walls, columns, and similar parts of the Work that does not support weight of concrete may be removed after cumulatively curing at not less than 50 deg F for 24 hours after placing concrete. Concrete has to be hard enough to not be damaged by form-removal operations,and curing and protection operations need to be maintained. 1. C. Plan sequence of removal of shores and reshore to avoid damage to concrete. Locate and provide adequate reshoring to support construction without excessive stress or deflection. 3.5 VAPOR-RETARDER INSTALLATION A. Sheet Vapor Retarders: Place, protect, and repair sheet vapor retarder according to ASTM E 1643 and manufacturer's written instructions. 1. Install joint-filler strips in lengths as long as practicable. Where more than one length is required,lace or clip sections together. E. Doweled Joints: Install dowel bars and support assemblies at joints where indicated. Lubricate or asphalt coat one-half of dowel length to prevent concrete bonding to one side of joint. 3.8 CONCRETE PLACEMENT A. Before placing concrete, verify that installation of formwork, reinforcement, and embedded items is complete and that required inspections are completed. B. Do not add water to concrete during delivery, at Project site, or during placement unless approved by Architect. C. Before test sampling and placing concrete, water may be added at Project site, subject to limitations of ACI 301. 1. General: Comply with ACI 302.1R recommendations for screeding, restraightening, and finishing operations for concrete surfaces.Do not wet concrete surfaces. B. Recoat areas subjected to heavy rainfall within three hours after initial application. Maintain continuity of coating and repair damage during curing period. a. Removal: After curing period has elapsed, remove curing compound without damaging concrete surfaces by method recommended by curing compound manufacturer unless manufacturer certifies curing compound does not interfere with bonding of floor covering used on Project. 4. Curing and Sealing Compound: Apply uniformly to floors and slabs indicated in a continuous operation by power spray or roller according to manufacturer's written instructions. Recoat areas subjected to heavy rainfall within three hours after initial application. Repeat process 24 hours later and apply a second coat. Maintain continuity of coating and repair damage during curing period. 3.13 JOINT FILLING A. Prepare,clean,and install joint filler according to manufacturer's written instructions. 1. Defer joint filling until concrete has aged at least one month. Do not fill joints until construction traffic has permanently ceased. B. Remove dirt, debris, saw cuttings, curing compounds, and sealers from joints; leave contact faces of joints clean and dry. C. Install semirigid joint filler full depth in saw-cut joints and at least 2 inches deep in formed joints. Overfill joint and trim joint filler flush with top of joint after hardening. CAST-IN-PLACE CONCRETE 033000- 13 Jade Avenue Business Park Section 033000—Cast-In-Place Concrete 3.14 CONCRETE SURFACE REPAIRS A. Defective Concrete: Repair and patch defective areas when approved by Architect. Remove and replace concrete that cannot be repaired and patched to Architect's approval. B. Patching Mortar: Mix dry-pack patching mortar, consisting of 1 part portland cement to 2-1/2 parts fine aggregate passing a No. 16 sieve,using only enough water for handling and placing. C. Repairing Formed Surfaces: Surface defects include color and texture irregularities, cracks, spalls, air bubbles, honeycombs, rock pockets, fins and other projections on the surface, and stains and other discolorations that cannot be removed by cleaning. 1. Fill and compact with patching mortar before bonding agent has dried. Fill form-tie voids with patching mortar or cone plugs secured in place with bonding agent. 2. Repair defects on surfaces exposed to view by blending white portland cement and standard portland cement so that, when dry, patching mortar matches surrounding color. Patch a test area at inconspicuous locations to verify mixture and color match before proceeding with patching. Compact mortar in place and strike off slightly higher than surrounding surface. 3. Repair defects on concealed formed surfaces that affect concrete's durability and structural performance as determined by Architect. D. Repairing Unformed Surfaces: Test unformed surfaces, such as floors and slabs, for finish and verify surface tolerances specified for each surface. Correct low and high areas. Test surfaces sloped to drain for trueness of slope and smoothness;use a sloped template. 1. Repair finished surfaces containing defects. Surface defects include spalls, popouts, honeycombs, rock pockets, crazing and cracks in excess of 0.01 inch wide or that penetrate to reinforcement or completely through unreinforced sections regardless of width,and other objectionable conditions. 2. After concrete has cured at least 14 days,correct high areas by grinding. 3. Correct localized low areas during or immediately after completing surface finishing operations by cutting out low areas and replacing with patching mortar. Finish repaired areas to blend into adjacent concrete. 4. Correct other low areas scheduled to receive floor coverings with a repair underlayment. Prepare, mix, and apply repair underlayment and primer according to manufacturer's written instructions to produce a smooth,uniform,plane,and level surface. Feather edges to match adjacent floor elevations. 5. Correct other low areas scheduled to remain exposed with a repair topping. Cut out low areas to ensure a minimum repair topping depth of 1/4 inch to match adjacent floor elevations. Prepare,mix,and apply repair topping and primer according to manufacturer's written instructions to produce a smooth,uniform,plane,and level surface. 6. Repair defective areas, except random cracks and single holes 1 inch or less in diameter, by cutting out and replacing with fresh concrete. Remove defective areas with clean, square cuts and expose steel reinforcement with at least a 3/4-inch clearance all around. Dampen concrete surfaces in contact with patching concrete and apply bonding agent. Mix patching concrete of same materials and mixture as original concrete,except without CAST-IN-PLACE CONCRETE 033000- 14 Jade Avenue Business Park Section 033000—Cast-In-Place Concrete coarse aggregate. Place, compact, and finish to blend with adjacent finished concrete. Cure in same manner as adjacent concrete. 7. Repair random cracks and single holes 1 inch or less in diameter with patching mortar. Groove top of cracks and cut out holes to sound concrete and clean off dust, dirt, and loose particles. Dampen cleaned concrete surfaces and apply bonding agent. Place patching mortar before bonding agent has dried. Compact patching mortar and finish to match adjacent concrete. Keep patched area continuously moist for at least 72 hours. E. Perform structural repairs of concrete, subject to Architect's approval,using epoxy adhesive and patching mortar. F. Repair materials and installation not specified above may be used, subject to Architect's approval. 3.15 FIELD QUALITY CONTROL A. Special Inspections: Owner will engage a qualified testing and inspecting agency to perform field tests and inspections and prepare test reports. B. General: Do not use admixtures, including pigments, air-entraining agents, accelerators, retarders, water-repellent agents, antifreeze compounds, or other admixtures unless otherwise indicated. 1. Do not use calcium chloride in mortar or grout. 2. Use mortar cement mortar unless otherwise indicated. 3. For exterior masonry,use masonry cement mortar. 4. For reinforced masonry,use masonry cement mortar. 5. Add cold-weather admixture (if used) at same rate for all mortar that will be exposed to view,regardless of weather conditions,to ensure that mortar color is consistent. B. Preblended, Dry Mortar Mix: Furnish dry mortar ingredients in form of a preblended mix. Measure quantities by weight to ensure accurate proportions, and thoroughly blend ingredients before delivering to Project site. C. Mortar for Unit Masonry: Comply with ASTM C 270,Proportion Specification. D. Grout for Unit Masonry: Comply with ASTM C 476. 1. Use grout of type indicated or,if not otherwise indicated,of type(fine or coarse)that will comply with TMS 602/ACI 530.1/ASCE 6 for dimensions of grout spaces and pour height. 2. Proportion grout in accordance with ASTM C 476, paragraph 4.2.2 for specified 28-day compressive strength indicated,but not less than 2000 psi. UNIT MASONRY 042000-6 Jade Avenue Business Park Section 042000—Unit Masonry 3. Provide grout with a slump of 8 to 11 inches as measured according to ASTM C 143/C 143M. PART 3 -EXECUTION 3.1 EXAMINATION A. Examine conditions, with Installer present, for compliance with requirements for installation tolerances and other conditions affecting performance of the Work. 1. For the record,prepare written report,endorsed by Installer,listing conditions detrimental to performance of the Work. 2. Verify that foundations are within tolerances specified. 3. Verify that reinforcing dowels are properly placed. 4. Verify that substrates are free of substances that impair mortar bond. B. Before installation, examine rough-in and built-in construction for piping systems to verify actual locations of piping connections. C. Proceed with installation only after unsatisfactory conditions have been corrected. 3.2 INSTALLATION,GENERAL A. Thickness: Build cavity and composite walls and other masonry construction to full thickness shown. Build single-wythe walls to actual widths of masonry units, using units of widths indicated. B. Build chases and recesses to accommodate items specified in this and other Sections. C. Leave openings for equipment to be installed before completing masonry. After installing equipment,complete masonry to match construction immediately adjacent to opening. D. Use full-size units without cutting if possible. If cutting is required to provide a continuous pattern or to fit adjoining construction, cut units with motor-driven saws; provide-clean, sharp, unchipped edges.Allow units to dry before laying unless wetting of units is specified. Install cut units with cut surfaces and,where possible,cut edges concealed. E. Select and arrange units for exposed unit masonry to produce a uniform blend of colors and textures. Mix units from several pallets or cubes as they are placed. F. Matching Existing Masonry: Match coursing,bonding,color,and texture of existing masonry. 3.3 TOLERANCES A. Dimensions and Locations of Elements: 1. For dimensions in cross section or elevation, do not vary by more than plus 1/2 inch or minus 1/4 inch. For bed joints and top surfaces of bearing walls, do not vary from level by more than 1/4 inch in 10 feet,or 1/2-inch maximum. 2. For conspicuous horizontal lines, such as lintels, sills, parapets, and reveals, do not vary from level by more than 1/8 inch in 10 feet, 1/4 inch in 20 feet,or 1/2-inch maximum. 3. For vertical lines and surfaces, do not vary from plumb by more than 1/4 inch in 10 feet , 3/8 inch in 20 feet,or 1/2-inch maximum. 4. For conspicuous vertical lines, such as external corners, door jambs, reveals, and expansion and control joints, do not vary from plumb by more than 1/8 inch in 10 feet, 1/4 inch in 20 feet,or 1/2-inch maximum. 5. For lines and surfaces, do not vary from straight by more than 1/4 inch in 10 feet, 3/8 inch in 20 feet,or 1/2-inch maximum. 6. For vertical alignment of exposed head joints, do not vary from plumb by more than 1/4 inch in 10 feet,or 1/2-inch maximum. 7. For faces of adjacent exposed masonry units, do not vary from flush alignment by more than 1/16 inch except due to warpage of masonry units within tolerances specified for warpage of units. C. Joints: 1. For bed joints, do not vary from thickness indicated by more than plus or minus 1/8 inch, with a maximum thickness limited to 1/2 inch. 2. For exposed bed joints, do not vary from bed joint thickness of adjacent courses by more than 1/8 inch. 3. For head and collar joints, do not vary from thickness indicated by more than plus 3/8 inch or minus 1/4 inch. 4. For exposed head joints, do not vary from thickness indicated by more than plus or minus 1/8 inch. Do not vary from adjacent bed joint and head joint thicknesses by more than 1/8 inch. 5. For exposed bed joints and head joints of stacked bond, do not vary from a straight line by more than 1/16 inch from one masonry unit to the next. 3.4 LAYING MASONRY WALLS A. Lay out walls in advance for accurate spacing of surface bond patterns with uniform joint thicknesses and for accurate location of openings, movement-type joints, returns, and offsets. Avoid using less-than-half-size units, particularly at corners, jambs, and, where possible, at other locations. B. Bond Pattern for Exposed Masonry: Unless otherwise indicated, lay exposed masonry in running bond; do not use units with less-than-nominal 4-inch horizontal face dimensions at corners or jambs. UNIT MASONRY 042000-8 Jade Avenue Business Park Section 042000—Unit Masonry C. Lay concealed masonry with all units in a wythe in running bond or bonded by lapping not less than 4 inches. Bond and interlock each course of each wythe at corners. Do not use units with less-than-nominal 4-inch horizontal face dimensions at corners or jambs. D. Stopping and Resuming Work: Stop work by stepping back units in each course from those in course below; do not tooth. When resuming work, clean masonry surfaces that are to receive mortar, remove loose masonry units and mortar, and wet brick if required before laying fresh masonry. E. Built-in Work: As construction progresses, build in items specified in this and other Sections. Fill in solidly with masonry around built-in items. F. Fill space between steel frames and masonry solidly with mortar unless otherwise indicated. G. Where built-in items are to be embedded in cores of hollow masonry units, place a layer of metal lath,wire mesh,or plastic mesh in the joint below,and rod mortar or grout into core. H. Fill cores in hollow CMUs with grout 24 inches under bearing plates,beams, lintels,posts, and similar items unless otherwise indicated. I. Build nonload-bearing interior partitions full height of story to underside of solid floor or roof structure above unless otherwise indicated. 1. Install compressible filler in joint between top of partition and underside of structure above. 2. Fasten partition top anchors to structure above and build into top of partition. Grout cells of CMUs solidly around plastic tubes of anchors and push tubes down into grout to provide 1/2-inch clearance between end of anchor rod and end of tube. Space anchors 48 inches o.c.unless otherwise indicated. 3. Wedge nonload-bearing partitions against structure above with small pieces of tile, slate, or metal. Fill joint with mortar after dead-load deflection of structure above approaches final position. 3.5 MORTAR BEDDING AND JOINTING A. Lay hollow brick and CMUs as follows: 1. Bed face shells in mortar and make head joints of depth equal to bed joints. 2. Bed webs in mortar in all courses of piers,columns,and pilasters. 3. Bed webs in mortar in grouted masonry,including starting course on footings. 4. Fully bed entire units, including areas under cells, at starting course on footings where cells are not grouted. 5. Fully bed units and fill cells with mortar at anchors and ties as needed to fully embed anchors and ties in mortar. B. Lay solid masonry units and hollow brick with completely filled bed and head joints; butter ends with sufficient mortar to fill head joints and shove into place. Do not deeply furrow bed joints or slush head joints. C. Lay structural clay tile as follows: UNIT MASONRY 042000-9 Jade Avenue Business Park Section 042000—Unit Masonry 1. Lay vertical-cell units with full head joints unless otherwise indicated. Provide bed joints with full mortar coverage on face shells and webs. 2. Lay horizontal-cell units with full bed joints unless otherwise indicated. Keep drainage channels,if any, free of mortar. Form head joints with sufficient mortar so excess will be squeezed out as units are placed in position. Butter both sides of units to be placed, or butter one side of unit already in place and one side of unit to be placed. 3. Maintain joint thicknesses indicated except for minor variations required to maintain bond alignment. If not indicated,lay walls with 3/8-inch-thick joints. D. Tool exposed joints slightly concave when thumbprint hard, using a jointer larger than joint thickness unless otherwise indicated. E. Cut joints flush for masonry walls to receive Stucco or other direct-applied finishes (other than paint)unless otherwise indicated. 3.6 COMPOSITE MASONRY A. Bond wythes of composite masonry together using bonding system indicated on Drawings. B. Corners: Provide interlocking masonry unit bond in each wythe and course at corners unless otherwise indicated. 1. Provide continuity with masonryjoint reinforcement at corners by using prefabricated L- shaped units as well as masonry bonding. 3.7 CAVITY WALLS A. Bond wythes of cavity walls together using one of the following methods: 1. Individual Metal Ties: Provide ties as shown installed in horizontal joints, but not less than one metal tie for 4.5 sq. ft. of wall area spaced not to exceed 36 inches o.c. horizontally and 16 inches o.c. vertically. Stagger ties in alternate courses. Provide additional ties within 12 inches of openings and space not more than 36 inches apart around perimeter of openings. At intersecting and abutting walls,provide ties at no more than 24 inches o.c.vertically. a. Where bed joints of wythes do not align,use adjustable-type(two-piece-type)ties. b. Where one wythe is of clay masonry and the other of concrete masonry, use adjustable-type(two-piece-type) ties to allow for differential movement regardless of whether bed joints align. 2. Masonry-Joint Reinforcement: Installed in horizontal mortar joints. a. Where bed joints of both wythes align, use ladder-type reinforcement extending across both wythe. b. Where bed joints of wythes do not align, use adjustable-type (two-piece-type) reinforcement with continuous horizontal wire in facing wythe attached to ties. c. Where one wythe is of clay masonry and the other of concrete masonry, use adjustable-type (two-piece-type) reinforcement with continuous horizontal wire in UNIT MASONRY 042000- 10 Jade Avenue Business Park Section 042000—Unit Masonry facing wythe attached to ties to allow for differential movement regardless of whether bed joints align. 3. Header Bonding: Provide masonry unit headers extending not less than 3 inches into each wythe. Space headers not more than 8 inches clear horizontally and 16 inches clear vertically. 4. Masonry-Veneer Anchors: Comply with requirements for anchoring masonry veneers. B. Bond wythes of cavity walls together using bonding system indicated on Drawings. C. Keep cavities clean of mortar droppings and other materials during construction. Bevel beds away from cavity, to minimize mortar protrusions into cavity. Do not attempt to trowel or remove mortar fins protruding into cavity. D. Parge cavity face of backup wythe in a single coat approximately 3/8 inch thick. Trowel face of parge coat smooth. 3.8 ANCHORED MASONRY VENEERS A. Anchor masonry veneer to concrete and masonry backup with masonry-veneer anchors to comply with the following requirements: 1. Fasten to concrete and masonry backup with metal fasteners of type indicated. Use two fasteners unless anchor design only uses one fastener. 2. Embed tie sections in masonry joints. 3. Locate anchor sections to allow maximum vertical differential movement of ties up and down. 4. Space anchors as indicated,but not more than 16 inches o.c. vertically and 25 inches o.c. horizontally, with,not less than one anchor for each 2.67 sq. ft. of wall area. Install additional anchors at intervals,not exceeding 36 inches,around perimeter. B. Provide not less than 1 inch of airspace between back of masonry veneer and face of masonry backup. 1. Keep airspace clean of mortar droppings and other materials during construction. Bevel beds away from airspace,to minimize mortar protrusions into airspace. Do not attempt to trowel or remove mortar fins protruding into airspace. 3.9 MASONRY-JOINT REINFORCEMENT A. General: Install entire length of longitudinal side rods in mortar with a minimum cover of 5/8 inch on exterior side of walls, 1/2 inch elsewhere. Lap reinforcement a minimum of 6 inches. 1. Space reinforcement not more than 16 inches o.c. 2. Space reinforcement not more than 8 inches o.c.in foundation walls and parapet walls. 3. Provide reinforcement not more than 8 inches above and below wall openings and extending 12 inches beyond openings in addition to continuous reinforcement. B. Interrupt joint reinforcement at control and expansion joints unless otherwise indicated. UNIT MASONRY 042000- 11 Jade Avenue Business Park Section 042000—Unit Masonry C. Provide continuity at wall intersections by using prefabricated T-shaped units. D. Provide continuity at corners by using prefabricated L-shaped units. E. Cut and bend reinforcing units as directed by manufacturer for continuity at corners, returns, offsets,column fireproofing,pipe enclosures,and other special conditions. 3.10 CONTROL AND EXPANSION JOINTS A. General: Install control- and expansion joint materials in unit masonry as masonry progresses. Do not allow materials to span control and expansion joints without provision to allow for in- plane wall or partition movement. B. Form control joints in concrete masonry using one of the following methods: 1. Fit bond-breaker strips into hollow contour in ends of CMUs on one side of control joint. Fill resultant core with grout, and rake out joints in exposed faces for application of sealant. 2. Install preformed control joint gaskets designed to fit standard sash block. 3. Install interlocking units designed for control joints. Install bond-breaker strips at joint. Keep head joints free and clear of mortar,or rake out joint for application of sealant. 4. Install temporary foam-plastic filler in head joints, and remove filler when unit masonry is complete for application of sealant. C. Form expansion joints in brick as follows: 1. Build flanges of metal expansion strips into masonry. Lap each joint 4 inches in direction of water flow. Seal joints below grade and at junctures with horizontal expansion joints if any. 2. Build flanges of factory-fabricated,expansion joint units into masonry. 3. Build in compressible joint fillers where indicated. 4. Form open joint full depth of brick wythe and of width indicated, but not less than 3/8 inch for installation of sealant and backer rod specified in Section 079200 "Joint Sealants." D. Provide horizontal, pressure-relieving joints by either leaving an airspace or inserting a compressible filler of width required for installing sealant and backer rod specified in Section 079200"Joint Sealants," but not less than 3/8 inch. 1. Locate horizontal,pressure-relieving joints beneath shelf angles supporting masonry. 3.11 FLASHING,WEEP HOLES,AND CAVITY VENTS A. General: Install embedded flashing and weep holes in masonry at shelf angles, lintels, ledges, other obstructions to downward flow of water in wall, and where indicated. Install cavity vents at shelf angles, ledges, and other obstructions to upward flow of air in cavities, and where indicated. B. Install flashing as follows unless otherwise indicated: UNIT MASONRY 042000- 12 Jade Avenue Business Park Section 042000—Unit Masonry 1. Prepare masonry surfaces so they are smooth and free from projections that could puncture flashing. Where flashing is within mortar joint, place through-wall flashing on sloping bed of mortar and cover with mortar. Before covering with mortar, seal penetrations in flashing with adhesive, sealant, or tape as recommended by flashing manufacturer. 2. At multiwythe masonry walls, including cavity walls, extend flashing through outer wythe, turned up a minimum of 4 inches, and through inner wythe to within 1/2 inch of the interior face of wall in exposed masonry. Where interior face of wall is to receive furring or framing, carry flashing completely through inner wythe and turn flashing up approximately 2 inches on interior face. 3. At multiwythe masonry walls, including cavity walls, extend flashing through outer wythe, turned up a minimum of 4 inches , and 1-1/2 inches into the inner wythe. Form 1/4-inch hook in edge of flashing embedded in inner wythe. 4. At shelf angles, extend flashing a minimum of 6 inches into masonry at each end. At heads, extend flashing 6 inches at ends and turn up not less than 2 inches to form end dams. C. Install single-wythe CMU flashing system in bed joints of CMU walls where indicated to comply with manufacturer's written instructions. Install CMU cell pans with upturned edges located below face shells and webs of CMUs above and with weep spouts aligned with face of wall. Install CMU web covers so that they cover upturned edges of CMU cell pans at CMU webs and extend from face shell to face shell. D. Install reglets and nailers for flashing and other related construction where they are shown to be built into masonry. E. Install weep holes in exterior wythes and veneers in head joints of first course of masonry immediately above embedded flashing. F. Install cavity vents in head joints in exterior wythes at spacing indicated. Use open-head joints to form cavity vents. 3.12 REINFORCED UNIT MASONRY INSTALLATION A. Temporary Formwork and Shores: Construct formwork and shores as needed to support reinforced masonry elements during construction. 1. Construct formwork to provide shape, line, and dimensions of completed masonry as indicated. Make forms sufficiently tight to prevent leakage of mortar and grout. Brace, tie, and support forms to maintain position and shape during construction and curing of reinforced masonry. 2. Do not remove forms and shores until reinforced masonry members have hardened sufficiently to carry their own weight and that of other loads that may be placed on them during construction. B. Placing Reinforcement: Comply with requirements in TMS 602/ACI 530.1/ASCE 6. C. Grouting: Do not place grout until entire height of masonry to be grouted has attained enough strength to resist grout pressure. UNIT MASONRY 042000- 13 Jade Avenue Business Park Section 042000—Unit Masonry 1. Comply with requirements in TMS 602/ACI 530.1/ASCE 6 for cleanouts and for grout placement,including minimum grout space and maximum pour height. 2. Limit height of vertical grout pours to not more than 60 inches. 3.13 REPAIRING,POINTING,AND CLEANING A. Remove and replace masonry units that are loose, chipped, broken, stained, or otherwise damaged or that do not match adjoining units. Install new units to match adjoining units; install in fresh mortar,pointed to eliminate evidence of replacement. B. Pointing: During the tooling of joints, enlarge voids and holes, except weep holes, and completely fill with mortar. Point up joints, including corners, openings, and adjacent construction, to provide a neat, uniform appearance. Prepare joints for sealant application, where indicated. C. In-Progress Cleaning: Clean unit masonry as work progresses by dry brushing to remove mortar fins and smears before tooling joints. D. Final Cleaning: After mortar is thoroughly set and cured,clean exposed masonry as follows: 1. Remove large mortar particles by hand with wooden paddles and nonmetallic scrape hoes or chisels. 2. Test cleaning methods on sample wall panel; leave one-half of panel uncleaned for comparison purposes. Obtain Architect's approval of sample cleaning before proceeding with cleaning of masonry. 3. Protect adjacent stone and nonmasonry surfaces from contact with cleaner by covering them with liquid strippable masking agent or polyethylene film and waterproof masking tape. 4. Wet wall surfaces with water before applying cleaners; remove cleaners promptly by rinsing surfaces thoroughly with clear water. 5. Clean brick by bucket-and-brush hand-cleaning method described in BIA Technical Notes 20. 6. Clean concrete masonry by applicable cleaning methods indicated in NCMA TEK 8-4A. 7. Clean masonry with a proprietary acidic cleaner applied according to manufacturer's written instructions. 8. Clean stone trim to comply with stone supplier's written instructions. 9. Clean limestone units to comply with recommendations in ILI's "Indiana Limestone Handbook." 3.14 MASONRY WASTE DISPOSAL A. Salvageable Materials: Unless otherwise indicated, excess masonry materials are Contractor's property.At completion of unit masonry work,remove from Project site. B. Excess Masonry Waste: Remove excess clean masonry waste that cannot be used as fill, as described above or recycled, and other masonry waste, and legally dispose of off Owner's property. Contractor shall have at least 5 years experience in commercial coating application,and shall have completed at least 3 projects of similar size and complexity. Correct irregularities in finished seedbed surfaces to eliminate depressions. B. Disk,harrow,rake or grade the seedbed until it is free of clods and roots. C. Remove roots and woody plants over 1 inch in diameter. D. Leave final surface in a loosened condition. E. Avoid surface crusting of the seedbed after rainfall,prior to turf establishment. Hydroseeding with mulch: Mix specified seed at 60 pounds/acre,turf establishment fertilizer at 350 pounds/acre, mulch at 2000 pounds/acre and tackifier at 50 pounds/acre in water, using equipment specifically designed for hydroseed application. Add turf establishment fertilizer to the aqueous mixture no more than 30 minutes prior to application to prevent damage to the seed. 3.5 SODDING A. Lay sod to form a solid mass with tightly fitted joints. Butt ends and sides of sod; do not stretch or overlap. Stagger sod strips or pads to offset joints in adjacent courses. Avoid damage to soil or sod during installation. Tamp and roll lightly to ensure contact with soil, eliminate air pockets, and form a smooth surface. Work sifted soil or fine sand into minor cracks between pieces of sod;remove excess to avoid smothering sod and adjacent grass. B. Saturate sod with fine water spray within two hours of planting. During first week after planting,water daily or more frequently as necessary to maintain moist soil to a minimum depth of 1-1/2 inches below sod. 3.6 TURF ESTABLISHMENT MAINTENANCE A. General: Maintain and establish turf by watering, fertilizing, weeding, mowing, trimming, replanting, and performing other operations as required to establish healthy, viable turf. Roll, regrade, and replant bare or eroded areas and re-hydromulch to produce a uniformly smooth turf.Provide materials and installation the same as those used in the original installation. 1. Fill in as necessary soil subsidence that may occur because of settling or other processes. Replace materials and turf damaged or lost in areas of subsidence. 2. In areas where mulch has been disturbed by wind or maintenance operations, add new mulch and anchor as required to prevent displacement. 3. Apply treatments as required to keep turf and soil free of pests and pathogens or disease. Use integrated pest management practices whenever possible to minimize the use of pesticides and reduce hazards. B. Watering: Install and maintain temporary piping,hoses, and turf-watering equipment to convey water from sources and to keep turf uniformly moist to a depth of 4 inches. 1. Schedule watering to prevent wilting, puddling, erosion, and displacement of seed or mulch. Lay out temporary watering system to avoid walking over muddy or newly planted areas. 2. Water turf with fine spray at a minimum rate of 1 inch per week unless rainfall precipitation is adequate. C. Mow turf as soon as top growth is tall enough to cut. Use specified materials to reestablish turf that does not comply with requirements, and continue maintenance until turf is satisfactory. 3.8 PESTICIDE APPLICATION A. Apply pesticides and other chemical products and biological control agents as needed and according to requirements of authorities having jurisdiction and manufacturer's written recommendations. Erect temporary fencing or barricades and warning signs as required to protect newly planted areas from traffic. Maintain fencing and barricades throughout initial maintenance period and remove after plantings are established. D. Remove nondegradable erosion-control measures after grass establishment period. 3.10 MAINTENANCE SERVICE A. Turf Maintenance Service: Provide full maintenance by skilled employees of landscape Installer. Maintain as required in "Turf Maintenance" Article. Begin maintenance immediately after each area is planted and continue until acceptable turf is established, but for not less than the following periods: TURF AND GRASSES 329200-7 Jade Avenue Business Park Section 329200—Turf and Grasses 1. Hydroseeded and sodded Turf: 90 days from date of Substantial Completion. END OF SECTION 329200 TURF AND GRASSES 329200-8 Jade Avenue Business Park Section 329300-Plants SECTION 329300-PLANTS PART 1 -GENERAL 1.1 RELATED DOCUMENTS A. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 01 Specification Sections,apply to this Section. 1.2 SUMMARY A. Provide all exterior planting as shown on the drawings or inferable there from and/or as specified in accordance with the requirements of the Contract Documents. B. These specifications include standards necessary for and incidental to the execution and completion of planting, including hauling and spreading of topsoil, and finished grading as indicated on the prepared drawings and specified herein. C. Protection of existing features. During construction, protect all existing trees, shrubs, and other specified vegetation, site features and improvements, structures, and utilities specified herein and/or on submitted drawings. Removal or destruction of existing plantings is prohibited unless specifically authorized by the owner. 1.3 UNIT PRICES A. Work of this Section is affected by unit prices specified in Section 012200"Unit Prices." B. Unit prices apply to authorized work covered by quantity allowances. C. Unit prices apply to additions to and deletions from the Work as authorized by Change Orders. 1.4 DEFINITIONS A. Backfill: The earth used to replace or the act of replacing earth in an excavation. B. Balled and Potted Stock: Plants dug with firm, natural balls of earth in which they are grown and placed,unbroken,in a container. Ball size is not less than diameter and depth recommended by ANSI Z60.1 for type and size of plant required. C. Container-Grown Stock: Healthy, vigorous, well-rooted plants grown in a container, with a well-established root system reaching sides of container and maintaining a firm ball when removed from container. Container shall be rigid enough to hold ball shape and protect root mass during shipping and be sized according to ANSI Z60.1 for type and size of plant required. Fabric Bag-Grown Stock: Healthy, vigorous, well-rooted plants established and grown in- ground in a porous fabric bag with well-established root system reaching sides of fabric bag. Fabric bag size is not less than diameter, depth, and volume required by ANSI Z60.1 for type and size of plant. E. Finish Grade: Elevation of finished surface of planting soil. F. Pesticide: A substance or mixture intended for preventing, destroying,repelling, or mitigating a pest. Pesticides include insecticides,herbicides,and fungicides. They also include substances or mixtures intended for use as a plant regulator, defoliant, or desiccant. Some sources classify herbicides separately from pesticides. G. Pests: Living organisms that occur where they are not desired or that cause damage to plants, animals, or people. Pests include insects, mites, grubs, mollusks (snails and slugs), rodents (gophers,moles,and mice),unwanted plants(weeds),fungi,bacteria,and viruses. H. Planting Area: Areas to be planted. I. Planting Soil: Existing, on-site soil; imported soil; or manufactured soil that has been modified with soil amendments and perhaps fertilizers to produce a soil mixture best for plant growth. See Section 329113 "Soil Preparation" and drawings for designations for planting soils. J. Plant; Plants; Plant Material: These terms refer to vegetation in general,including trees, shrubs, vines,ground covers,ornamental grasses,bulbs,corms,tubers,or herbaceous vegetation. K. Root Flare: Also called "trunk flare." The area at the base of the plant's stem or trunk where the stem or trunk broadens to form roots; the area of transition between the root system and the stem or trunk. L. Stem Girdling Roots: Roots that encircle the stems(trunks) of trees below the soil surface. M. Subgrade: The surface or elevation of subsoil remaining after excavation is complete, or the top surface of a fill or backfill before planting soil is placed. 1.5 COORDINATION A. Coordination with Turf Areas (Lawns): Plant trees, shrubs, and other plants after finish grades are established and before planting turf areas unless otherwise indicated. 1. When planting trees, shrubs, and other plants after planting turf areas, protect turf areas, and promptly repair damage caused by planting operations. 1.6 ACTION SUBMITTALS A. Product Data: For each type of product. 1. Plant Materials: Include quantities,sizes,quality,and sources for plant materials. 2. Plant Photographs: Include color photographs in digital format of each required species and size of plant material as it will be furnished to Project. Take photographs from an angle depicting true size and condition of the typical plant to be furnished. For species where more than twenty (20) plants are required, include a minimum of three (3) photographs showing the average plant, the best quality plant, and the worst quality plant to be furnished. Identify each photograph with the full scientific name of the plant, plant size, and name of the growing nursery. B. Samples for Verification: For each of the following: 1. Topsoil, Soil Mixes, Mulch, Organic Materials: 1-quart volume of each required; in sealed plastic bags labeled with composition of materials by percentage of weight and source. Each Sample shall be typical of the lot of material to be furnished; provide an accurate representation of color,texture,and organic makeup. 1.7 INFORMATIONAL SUBMITTALS A. Qualification Data: For landscape Installer. Include list of similar projects completed by Installer demonstrating Installer's capabilities and experience. Include project names, addresses, and year completed,and include names and addresses of owners'contact persons. B. Product Certificates: For each type of manufactured product,from manufacturer,and complying with the following: 1. Manufacturer's certified analysis of standard products. 2. Analysis of other materials by a recognized laboratory made according to methods established by the Association of Official Analytical Chemists,where applicable. C. Pesticides and Herbicides: Product label and manufacturer's application instructions specific to Project. D. Sample Warranty: For special warranty. 1.8 CLOSEOUT SUBMITTALS A. Maintenance Data: Recommended procedures to be established by Owner for maintenance of plants during a calendar year. Submit before expiration of required maintenance periods. 1.9 QUALITY ASSURANCE A. Installer Qualifications: A qualified landscape installer whose work has resulted in successful establishment of plants. 1. Professional Certification: Installer shall be a Texas Certified Landscape Professional. 2. Experience: Five(5)years'experience in landscape installation. 3. Installer's Field Supervision: Require Installer to maintain an experienced full-time supervisor on Project site when work is in progress. 4. Pesticide Applicator: State licensed,commercial. PLANTS 329300-3 Jade Avenue Business Park Section 329300 -Plants B. Provide quality, size, genus, species, and variety of plants indicated, complying with applicable requirements in ANSI Z60.1. C. Measurements: Measure according to ANSI Z60.1.Do not prune to obtain required sizes. 1. Trees and Shrubs: Measure with branches and trunks or canes in their normal position. Take height measurements from or near the top of the root flare for field-grown stock and container-grown stock. Measure main body of tree or shrub for height and spread; do not measure branches or roots tip to tip. Take caliper measurements 6 inches above the root flare for trees up to 4-inch caliper size,and 12 inches above the root flare for larger sizes. 2. Other Plants: Measure with stems,petioles,and foliage in their normal position. D. Plant Material Observation: Landscape Architect may observe plant material either at place of growth or at site before planting for compliance with requirements for genus, species, variety, cultivar, size, and quality. Landscape Architect may also observe trees and shrubs further for size and condition of balls and root systems, pests, disease symptoms, injuries, and latent defects and may reject unsatisfactory or defective material at any time during progress of work. Remove rejected trees or shrubs immediately from Project site. 1.10 DELIVERY, STORAGE,AND HANDLING A. Packaged Materials: Deliver packaged materials in original, unopened containers showing weight,certified analysis,name and address of manufacturer,and indication of compliance with state and Federal laws if applicable. B. Bulk Materials: 1. Do not dump or store bulk materials near structures, utilities, walkways and pavements, or on existing turf areas or plants. 2. Provide erosion-control measures to prevent erosion or displacement of bulk materials; discharge of soil-bearing water runoff; and airborne dust reaching adjacent properties, water conveyance systems,or walkways. 3. Accompany each delivery of bulk materials with appropriate certificates. C. Do not prune trees and shrubs before delivery. Protect bark, branches, and root systems from sun scald, drying,wind burn, sweating,whipping, and other handling and tying damage. Do not bend or bind-tie trees or shrubs in such a manner as to destroy their natural shape. Provide protective covering of plants during shipping and delivery. Do not drop plants during delivery and handling. D. Handle planting stock by root ball. E. Wrap trees and shrubs with burlap fabric over trunks, branches, stems, twigs, and foliage to protect from wind and other damage during digging,handling,and transportation. F. Deliver plants after preparations for planting have been completed, and install immediately. If planting is delayed more than six hours after delivery, set plants and trees in their appropriate aspect (sun, filtered sun, or shade), protect from weather and mechanical damage, and keep roots moist. PLANTS 329300-4 Jade Avenue Business Park Section 329300-Plants 1. Set balled stock on ground and cover ball with soil,mulch,or other acceptable material. 2. Do not remove container-grown stock from containers before time of planting. 3. Water root systems of plants stored on-site deeply and thoroughly with a fine-mist spray. Water as often as necessary to maintain root systems in a moist, but not overly wet condition. 1.11 FIELD CONDITIONS A. Field Measurements: Verify actual grade elevations, service and utility locations, irrigation system components, and dimensions of plantings and construction contiguous with new plantings by field measurements before proceeding with planting work. B. Weather Limitations: Proceed with planting only when existing and forecasted weather conditions permit planting to be performed when beneficial and optimum results may be obtained. Apply products during favorable weather conditions according to manufacturer's written instructions and warranty requirements. C. Work Scheduling: Proceed with and complete planting work in a timely manner, working within seasonal limitations for each kind of planting work required D. Planting Time: Plant trees, shrubs and groundcover after final grades are established and prior to planting of lawns, unless otherwise directed by Landscape Architect in writing. If planting occurs after lawn work, protect lawn areas and promptly repair damage to lawns resulting from planting operations. E. Security: The Owner will not assume any responsibility for security of any materials, equipment,etc. during construction of the project until project acceptance. F. Pollution Control: Control dust caused by planting operations. Dampen surfaces as necessary. Comply with pollution control regulations of governing authorities. G. The contractor shall contact the local utility companies and/or the General Contractor for verification of the location of all underground utility lines in the area of the work. The contractor shall be responsible for all damage resulting from neglect or failure to comply with this requirement. 1.12 WARRANTY A. Special Warranty: Installer agrees to repair or replace plantings and accessories that fail in materials,workmanship,or growth within specified warranty period. 1. Failures include,but are not limited to,the following: a. Death and unsatisfactory growth, except for defects resulting from abuse, lack of adequate maintenance,or neglect by Owner. b. Structural failures including plantings falling or blowing over. 2. Warranty Periods: From date of Substantial Completion. a. Trees, Shrubs,Vines,and Ornamental Grasses: 12(twelve)months. PLANTS 329300-5 Jade Avenue Business Park Section 329300-Plants b. Ground Covers,Biennials,Perennials,and Other Plants: 12(twelve)months. 3. Include the following remedial actions as a minimum: a. Immediately remove dead plants and replace unless required to plant in the succeeding planting season. b. Replace plants that are more than 25 percent dead or in an unhealthy condition at end of warranty period. c. A limit of one replacement of each plant is required except for losses or replacements due to failure to comply with requirements. d. Provide extended warranty for period equal to original warranty period, for replaced plant material. PART 2-PRODUCTS 2.1 PLANT MATERIAL A. General: Furnish nursery-grown plants true to genus, species, variety, cultivar, stem form, shearing, and other features indicated in Plant List, Plant Schedule, or Plant Legend indicated on Drawings and complying with ANSI Z60.1; and with healthy root systems developed by transplanting or root pruning. Provide well-shaped, fully branched, healthy, vigorous stock, densely foliated when in leaf and free of disease, pests, eggs, larvae, and defects such as knots, sun scald,injuries,abrasions,and disfigurement. 1. Trees with damaged, crooked, or multiple leaders; tight vertical branches where bark is squeezed between two branches or between branch and trunk("included bark"); crossing trunks; cut-off limbs more than 3/4 inch in diameter; or with stem girdling roots are unacceptable. B. Provide plants of sizes,grades,and ball or container sizes complying with ANSI Z60.1 for types and form of plants required.Plants of a larger size may be used if acceptable to Architect,with a proportionate increase in size of roots or balls. C. Root-Ball Depth: Furnish trees and shrubs with root balls measured from top of root ball,which begins at root flare according to ANSI Z60.1. Root flare shall be visible before planting. D. Labeling: Label each plant of each variety, size, and caliper with a securely attached, waterproof tag bearing legible designation of common name and full scientific name, including genus and species. Include nomenclature for hybrid, variety, or cultivar, if applicable for the plant. E. If formal arrangements or consecutive order of plants is indicated on Drawings, select stock for uniform height and spread,and number the labels to assure symmetry in planting. F. Shrubs and Groundcovers: Provide healthy, disease-free plants of species and variety shown or listed, with well-established root systems reaching to sides of the container to maintain a firm ball,but not with excessive root growth encircling the container. PLANTS 329300-6 Jade Avenue Business Park Section 329300-Plants 2.2 FERTILIZERS A. Fertilizer for shrub, groundcover, and perennial bed: Homogenized, granular all organic, biological fertilizer with 2% Fe, trace minerals, enzymes and beneficial microorganisms, including Endo and Ecto Mycorrhizal. Product shall be MicroLife 6-2-4 with 2% Fe by San Jacinto Environmental Supplies,713/957-0909,or approved equal. 2.3 MULCHES A. Organic Mulch: Fibrous hardwood bark and/or freshly cut native trees,branches,limbs,etc. free from deleterious materials and suitable as a top dressing of trees and shrubs, consisting of one of the following: 1. Type: `Native Aged Double Ground' by Nature's Way Resources, Conroe, TX (936) 321-6990; 'Fine Shredded Hardwood Bark Mulch' by Living Earth Technologies, Houston,TX(713)670-0810;or approved equal 2. Size Range: 3 inches maximum, 1/2 inch minimum. 3. Color:Natural. B. Compost Mulch: Well-composted leaf matter and yard waste, stable, and weed-free organic matter,pH of 6 to 8; moisture content 30 to 60 percent by weight; 98 percent passing through a 3/4-inch sieve; soluble-salt content of less than 10 dS/m; not exceeding 1 percent inert contaminants and free of substances toxic to plantings. 2.4 PESTICIDES A. General: Pesticide registered and approved by the EPA, acceptable to authorities having jurisdiction, and of type recommended by manufacturer for each specific problem and as required for Project conditions and application. Do not use restricted pesticides unless authorized in writing by authorities having jurisdiction. B. Pre-Emergent Herbicide (Selective and Nonselective): Effective for controlling the germination or growth of weeds within planted areas at the soil level directly below the mulch layer. C. Post-Emergent Herbicide (Selective and Nonselective): Effective for controlling weed growth that has already germinated. 2.5 TREE-STABILIZATION MATERIALS A. Trunk-Stabilization Materials: 1. Upright and Guy Stakes: Staking posts shall be heavy duty steel T-Posts, 1.33 pounds per linear foot in height necessary to meet the requirements of the tree. 2. Guys and Tie Wires: ArborTie by Deeproot B. Palm Bracing: Battens or blocks,struts,straps,and protective padding. 1. Battens or Blocks and Struts: Rough-sawn, sound, new hardwood or softwood, free of knots,holes,cross grain,and other defects,2-by-4-inch nominal by lengths indicated. 2. Straps: Adjustable steel or plastic package banding. PLANTS 329300-7 Jade Avenue Business Park Section 329300-Plants 3. Padding: Burlap. PART 3 -EXECUTION 3.1 EXAMINATION A. Examine areas to receive plants, with Installer present, for compliance with requirements and conditions affecting installation and performance of the Work. 1. Verify that no foreign or deleterious material or liquid such as paint, paint washout, concrete slurry, concrete layers or chunks, cement, plaster, oils, gasoline, diesel fuel, paint thinner,turpentine,tar,roofing compound,or acid has been deposited in soil within a planting area. 2. Verify that plants and vehicles loaded with plants can travel to planting locations with adequate overhead clearance. 3. Suspend planting operations during periods of excessive soil moisture until the moisture content reaches acceptable levels to attain the required results. 4. Uniformly moisten excessively dry soil that is not workable or which is dusty. B. If contamination by foreign or deleterious material or liquid is present in soil within a planting area,remove the soil and contamination as directed by Architect and replace with new planting soil. C. Proceed with installation only after unsatisfactory conditions have been corrected. 3.2 PREPARATION A. Protect structures,utilities,sidewalks,pavements, and other facilities and turf areas and existing plants from damage caused by planting operations. B. Install erosion-control measures to prevent erosion or displacement of soils and discharge of soil-bearing water runoff or airborne dust to adjacent properties and walkways. C. Lay out plants at locations directed by Architect. Stake locations of individual trees and shrubs and outline areas for multiple plantings. 3.3 PLANTING AREA ESTABLISHMENT A. General: Prepare planting area for soil placement and mix planting soil according to Section 329113 "Soil Preparation." B. Placing Planting Soil: Place manufactured planting soil over exposed subgrade. C. Before planting, obtain Landscape Architect's acceptance of finish grading; restore planting areas if eroded or otherwise disturbed after finish grading. PLANTS 329300-8 Jade Avenue Business Park Section 329300 -Plants 3.4 EXCAVATION FOR TREES AND SHRUBS A. Planting Pits and Trenches: Excavate circular planting pits. 1. Excavate planting pits with sides sloping inward at a 45-degree angle. Excavations with vertical sides are unacceptable. Trim perimeter of bottom leaving center area of bottom raised slightly to support root ball and assist in drainage away from center. Do not further disturb base. Ensure that root ball will sit on undisturbed base soil to prevent settling. Scarify sides of planting pit smeared or smoothed during excavation. 2. Excavate approximately three times as wide as ball diameter for container-grown stock. 3. Excavate approximately 2 inches less than the depth of the root ball. Do not excavate deeper than depth of the root ball,measured from the root flare to the bottom of the root ball. 4. If area under the plant was initially dug too deep, add soil to raise it to the correct level and thoroughly tamp the added soil to prevent settling. 5. Maintain supervision of excavations during working hours. 6. Keep excavations covered or otherwise protected after working hours. B. Backfill Soil: Subsoil and topsoil removed from excavations may be used as backfill soil as long as it is altered to meet texture requirements for backfill soil. Clods are not acceptable. Otherwise,topsoil from off-site shall be utilized. C. Obstructions: Notify Landscape Architect if unexpected rock or obstructions detrimental to trees or shrubs are encountered in excavations. D. Drainage: Notify Landscape Architect if subsoil conditions evidence unexpected water seepage or retention in tree or shrub planting pits. E. Fill excavations with water and allow to percolate away before positioning trees and shrubs. 3.5 TREE, SHRUB,AND VINE PLANTING IN INDIVIDUAL PLANTING HOLE A. Inspection: At time of planting, verify that root flare is visible at top of root ball according to ANSI Z60.1. If root flare is not visible, remove soil in a level manner from the root ball to where the top-most root emerges from the trunk. After soil removal to expose the root flare, verify that root ball still meets size requirements. B. Roots: Remove stem girdling roots and kinked roots. Remove injured roots by cutting cleanly; do not break. C. Balled and Burlapped Stock: Set each plant plumb and in center of planting pit or trench with root flare 2 inches adjacent finish grades. 1. Backfill: Planting soil as specified for each balled and burlapped plant type. 2. After placing some backfill around root ball to stabilize plant, carefully cut and remove burlap, rope, and wire baskets from tops of root balls and from sides,but do not remove from under root balls. Remove pallets,if any,before setting. Do not use planting stock if root ball is cracked or broken before or during planting operation. PLANTS 329300-9 Jade Avenue Business Park Section 329300-Plants 3. Backfill around root ball in layers, tamping and rodding to settle soil and eliminate voids and air pockets. When planting pit is approximately one-half filled, water thoroughly before placing remainder of backfill. Repeat watering until no more water is absorbed. 4. Continue backfilling process. Water again after placing and tamping final layer of soil. 5. Place 1 inch of compost over the backfilled planting pit. D. Balled and Potted and Container-Grown Stock: Set each plant plumb and in center of planting pit or trench with root flare 2 inches above adjacent finish grades. 1. Backfill: Planting soil as specified for each plant type and planting situation. 2. Carefully remove root ball from container without damaging root ball or plant. 3. Backfill around root ball in layers,tamping and rodding to settle soil and eliminate voids and air pockets. When planting pit is approximately one-half filled, water thoroughly before placing remainder of backfill. Repeat watering until no more water is absorbed. 4. Continue backfilling process. Water again after placing and tamping final layer of soil. 5. Place 1 inch of compost over the backfilled planting pit. E. Slopes: When planting on slopes, set the plant so the root flare on the uphill side is flush with the surrounding soil on the slope; the edge of the root ball on the downhill side will be above the surrounding soil.Apply enough soil to cover the downhill side of the root ball. 3.6 MECHANIZED TREE-SPADE PLANTING A. Trees may be planted with an approved mechanized tree spade at the designated locations. Do not use tree spade to move trees larger than the maximum size allowed for a similar field- grown, balled-and-burlapped root-ball diameter according to ANSI Z60.1, or larger than manufacturer's maximum size recommendation for the tree spade being used, whichever is smaller. B. Use the same tree spade to excavate the planting hole as will be used to extract and transport the tree. C. When extracting the tree, center the trunk within the tree spade and move tree with a solid ball of earth. D. Cut exposed roots cleanly during transplanting operations. E. Eliminate vegetation growing from the top of root ball. Backfill with sharp sand filling the void between the root ball and the planting hole. Settle sand by water spray. 3.7 TREE, SHRUB,AND VINE PRUNING A. Prune, thin, and shape trees, shrubs, and vines only if needed. Generally, it should not be required with high quality plant material. B. Prune, thin, and shape trees, shrubs, and vines according to standard professional horticultural and arboricultural practices. Unless otherwise indicated by Landscape Architect, do not cut tree leaders;remove only injured,dying,or dead branches from trees and shrubs; and prune to retain natural character. PLANTS 329300- 10 Jade Avenue Business Park Section 329300-Plants 3.8 TREE STABILIZATION A. Trunk Stabilization by Upright Staking and Tying: Install trunk stabilization as follows unless otherwise indicated: 1. Upright Staking and Tying: Stake trees with two stakes for trees up to 12 feet high and 2- 1/2 inches or less in caliper;three stakes for trees less than 14 feet high and up to 4 inches in caliper. Space stakes equally around trees. Use a minimum of two stakes of length required to penetrate at least 18 inches below bottom of backfilled excavation and to extend one-third of trunk height above grade. Set vertical stakes and space to avoid penetrating root balls or root masses. 2. Support trees with bands of flexible ties at contact points with tree trunk. Allow enough slack to avoid rigid restraint of tree. B. Palm Bracing: Install bracing system at three or more places equally spaced around perimeter of trunk to secure each palm until established unless otherwise indicated. 1. Site-Fabricated Palm-Bracing Method: a. Place battens over padding and secure battens in place around trunk perimeter with at least two straps, tightened to prevent displacement. Ensure that straps do not contact trunk. b. Place diagonal braces and cut to length. Secure upper ends of diagonal braces with galvanized nails into battens or into nail-attached blocks on battens. Do not drive nails, screws, or other securing devices into palm trunk; do not penetrate palm trunk in any fashion. Secure lower ends of diagonal braces with stakes driven into ground to prevent outward slippage of braces. 3.9 GROUND COVER AND PLANT PLANTING A. Set out and space ground cover and plants other than trees, shrubs, and vines as indicated on Drawings in even rows with triangular spacing. B. Use planting soil for backfill. C. Dig holes large enough to allow spreading of roots. D. Work soil around roots to eliminate air pockets and leave a slight saucer indentation around plants to hold water. E. Water thoroughly after planting, taking care not to cover plant crowns with wet soil. 3.10 PLANTING AREA MULCHING A. Mulch backfilled surfaces of planting areas and other areas indicated. 1. Trees in Turf Areas: Apply organic mulch ring of 2-inch average thickness to the outer edge of the watering ring as it meets existing grade. Do not place mulch within 3 inches of trunks or stems. Organic Mulch in Planting Areas: Apply 2-inch average thickness of organic mulch over whole surface of planting area, and finish level with adjacent finish grades. Do not place mulch within 3 inches of trunks or stems. 3.11 EDGING INSTALLATION A. Shovel-Cut Edging: Separate mulched areas from turf areas with a 45-degree,4-to 6-inch deep, shovel-cut edge as indicated on Drawings. 3.12 PLANT MAINTENANCE A. Maintain plantings by pruning, cultivating, watering, weeding, fertilizing, mulching, restoring planting saucers, adjusting and repairing tree-stabilization devices,resetting to proper grades or vertical position, and performing other operations as required to establish healthy, viable plantings. B. Fill in, as necessary, soil subsidence that may occur because of settling or other processes. Replace mulch materials damaged or lost in areas of subsidence. C. Apply treatments as required to keep plant materials, planted areas, and soils free of pests and pathogens or disease. Use integrated pest management practices when possible to minimize use of pesticides and reduce hazards. Treatments include physical controls such as hosing off foliage,mechanical controls such as traps,and biological control agents. 3.13 PESTICIDE APPLICATION(ONLY IF NECESSARY) A. Apply pesticides and other chemical products and biological control agents according to authorities having jurisdiction and manufacturer's written recommendations. Coordinate applications with Owner's operations and others in proximity to the Work.Notify Owner before each application is performed. B. Pre-Emergent Herbicides (Selective and Nonselective): Apply to tree, shrub, and ground-cover areas according to manufacturer's written recommendations. Do not apply to seeded areas. C. Post-Emergent Herbicides (Selective and Nonselective): Apply only as necessary to treat already-germinated weeds and according to manufacturer's written recommendations. 3.14 REPAIR AND REPLACEMENT A. General: Repair or replace existing or new trees and other plants that are damaged by construction operations,in a manner approved by Landscape Architect. 1. TERMINATION FOR CONVENIENCE: The City may terminate this contract at any time giving at least thirty (30) days notice in writing to the Contractor. INDEMNIFICATION: The CONTRACTOR shall defend, indemnify, and hold harmless the OWNER and the Engineer and their respective officers, agents, and employees, from and against all damages, claims, losses, demands, suits,judgments, and costs, including reasonable attorney's fees and expenses arising out of or resulting from the performance of the work,provided that any such damages, claim, loss, demand, suit,judgment, cost or expense: Is attributable to bodily injury, sickness, disease, or death or to injury to or destruction of tangible property(other than the work itself) including the loss of use resulting there from. Is caused in whole or in part by any negligent act or omission of the CONTRACTOR, or Subcontractor, anyone directly or indirectly employed by any one of them or anyone for whose acts any of them may be liable, regardless of whether or not it is caused in part by a party indemnified hereunder. The obligation of the CONTRACTOR under this Paragraph shall not extend to the liability of the Engineer, his agents or employees arising out of the preparation or approval of maps, drawings, reports, surveys, Change Orders, designs or Specifications, or the giving of or the failure to give directions or instructions by the Engineer, his agents or employees, provided such giving or failure to give is the primary cause of the injury or damage. DELAYS: The CONTRACTOR shall receive no compensation for delays or hindrances to the work, except when direct and unavoidable extra cost to the CONTRACTOR is caused by the failure of the CITY to provide information or material, if any, which is to be furnished by the CITY. When such extra compensation is claimed, a written statement thereof shall be presented by the CONTRACTOR to the Engineer and, if by him found correct, shall be approved and referred by him to the Council for final approval or disapproval; and the action thereon by the Council shall be final and binding. If delay is caused by specific orders given by the Engineers to stop work, of by the performance of extra work, or by the failure of the CITY to provide material or necessary instructions for carrying on the work, then such delay will entitle the CONTRACTOR to an equivalent extension of time, his application for which shall, however, be subject to the approval of the City Council; and no such extension of time shall release the CONTRACTOR or the Surety on his performance bond from all his obligations hereunder which shall remain in full force until the discharge of the Contract. MAINTENANCE OF WORK: After approval of fmal payment and prior to expiration of one (1) year after date of Substantial Completion or such longer period as may be prescribed by law or by any applicable special guarantee required by the Contract Documents, any work is found to be defective, CONTRACTOR shall promptly, without cost to OWNER and in accordance with the OWNER'S written instructions, correct such defective work. If CONTRACTOR does not promptly comply with such instructions, OWNER may have such defective work corrected and all direct and indirect costs of such removal and replacement, including compensation for additional professional services, shall be paid by CONTRACTOR. ANTITRUST: CONTRACTOR hereby assigns to OWNER any and all claims for overcharges associated with this Contract which arise under the anti- trust laws of the United States, 15 U.S.C.A. Sec. 1, et seq. (1973). DELAY,DISRUPTION OR OTHER CLAIMS: Any claim by the CONTRACTOR for delay, disruption or any other claim shall be based on a written notice delivered to the CITY and to the ENGINEER promptly (but in no case later than ten (10) calendar days) after the occurrence of the event giving rise to the claim and stating the general nature of the claim. Within ten (10) calendar days of delivering said notice, the CONTRACTOR shall deliver to the CITY and to the ENGINEER notice of the amount of the claim and specific and detailed support documentation and data on the impact claimed. Further, the CONTRACTOR shall furnish on a continuing basis all of the documents that in any way are purported to support the damages, costs, expenses and impact of the claim event. The CONTRACTOR'S failure to fully comply with any of these requirements with respect to any claim shall constitute a complete and fmal waiver of said claim. MUTUAL RESPONSIBILITY OF CONTRACTOR'S: If, through acts of neglect on the part of the CONTRACTOR, any other CONTRACTOR or any Subcontractor shall suffer loss or damage on the work, the CONTRACTOR agrees to settle with such other CONTRACTOR or Subcontractor by agreement or arbitration if such other CONTRACTOR Subcontractor will so settle. If such other CONTRACTOR or Subcontractor shall assert any claim against the OWNER on account of any damage alleged to have been sustained, the OWNER shall notify the CONTRACTOR,who shall indemnify and safe harmless the OWNER against any such claim.
