Radius, as well as published in the Port Arthur News; sixteen (16) days before the PEtZ public hearing scheduled for April 16, 2018. FISCAL IMPACT/BUDGET IMPLICATIONS: N/A CASE SUMMARY: The applicant is seeking to replat all of Lots 1 - 12, Block 4, Newport Heights Addition and a 20' portion of the Alley Right -of -Way into one tract. The property is zoned "HC" Heavy Commercial. The combination decreases the lot yield from twelve lots to one tract and therefore triggers the need for a public hearing. The tract has direct access to two public streets (Jimmy Johnson Boulevard [A.K.A. 75th Street] and South Twin City Highway). RECOMMENDED ACTION: Staff recommends approval of the proposed Replat which complies with Section 212.014 of the Texas Local Government Code and Appendix A, Section 16 of the Port Arthur Code of Ordinances.
