Staff Report: R18-19/PALCo Subdivision Page 1 of 7 BACKGROUND INFORMATION: On Saturday, June 2, 2018, twenty-one (21) notices were mailed to adjacent property owners within a 200 ft. radius, as well as published in the Port Arthur News; fifteen (15) days before the PEtZ public hearing scheduled for June 18, 2018. FISCAL IMPACT/BUDGET IMPLICATIONS: N/A CASE SUMMARY: The applicant is seeking to replat a part of Lot 6, Block 3, Range "G," Port Arthur Land Company Subdivision into two tracts of land. The property is zoned "LC" Light Commercial and "SF" Single Family. The subdivision increases the lot yield from one lot to two tracts and therefore triggers the need for a public hearing. The replat creates two tracts that exceed the minimum width and area requirements for commercial development. The parcels have direct access to a public street(s) (Gulfway Drive and Dryden Road). RECOMMENDED ACTION: Staff recommends approval of the proposed Replat of the Texas Local Government Code and Appendix A, Code of Ordinances.
