There were several questions raised at the public hearing concerning this request.
The following information is provided in an attempt to answer these questions.
1. What business is proposing to locate here?

Mr. G-arcee has spoken with the business that is proposing to locate on this
property and they have no objection to their name being disclosed. The potential
business is an $000 sq. foot Family Dollar Store. Attached is a preliminary site
plan of their proposed building.
Could a Planned Development District be created to provide greater control of the
types of businesses that could locate on the property?
The Zoning Ordirlalloe requires a minimum of 3 acres of land for a commercial
pI0nned Development District. Mr. Oarcee has less than that. Therefore, to do a
Planned Development District, the Zoning Ordinance would have to be amended
to allow such a PD with less land or additional land, not owned by Mr. Garcee,
would have to be included in the PD.
Are there any other options available that would restrict the types of uses that
would be permitted on this property?
The only other option available is to rezone the property to Neighborhood
Service. This zoning district does not pwmit many of the commercial uses that
might be considered objectionable, such as auto repair, service station, liquor
store or auto sales. It would permit general retail sales and office uses. It would
also permit a convenience store.
