Re: Roof Repair & Replacement at Coastal Banc Building - City of Port Arthur
Dear Mr. McMahen:
Per your request we have studied the possible retrofit of the building with a sloped metal
roof structure. Following are considerations regarding a sloped metal roof assembly.

A structural study will be required. It is possible that the study, which will likely cost
$10,000, may determine that the building is incapable of sustaining the new loading
or wind uplift needs. Wind uplift ratings in excess of UL-90 cannot be achieved.
The chiller units could not effectively be raised to the new sloped metal surface due
to flashing problems. The chiller units would remain on a Iow slope roof surface.
The probable cost of construction will rise to $443,898 for Areas A, B and C when a
steel roof assembly is considered. A metal roof could not be installed at the small
canopies due to window restrictions.
The reasonable anticipated life expectancy of a sloped metal roof in this condition is
between 20 and 25 years when steel products are employed. The recommended
coal tar pitch roof assembly will likely realize a life expectancy of between 30 and 40
years. A life expectancy matching that of the building may be realized with a sloped
copper roof, but the cost will also rise to more than $575,000. In addition, the coal
tar pitch roof is designed to receive a manufacturers 20 year no-dollar-limit warranty
while the metal roof will only have a 20 year finish warranty. A finish warranty does
not cover roof leaks. A leak warranty can be asked for from the installer but you will
not have a manufacturer to stand behind the warranty, only the installer and their
warranty typically does not exceed one year in duration.
