REQUEST…
City Council is being asked to consider granting a Specific Use
Permit for approximately 0.1722-Acre of Land,consisting of Lot 6,
Block 10,Range 5,(A.K.A.5424 Tremont Street)Sabine Pass,
Jefferson County,Texas.
BACKGROUND…
March 2021 –Application for specific use permitsubmittedtoPlanningDivision.
A public hearing was held by the Planning andZoningCommissionforMay17,2021,at 5:30 p.m.
Public Notice was mailed and published in the Port
Arthur Newspaper.
The Planning Commission voted 4:0 recommending
approval of said request.
On May 11,2021,City Council approved Resolution
No.21-191,calling for a public hearing.
Notification was mailed to adjacent property
owners,as well as published in the Port Arthur
Newspaper.
CURRENT/PROPOSED
ZONING…
Current Zoning: Multiple Family (MF) –provides
for medium-to-high-density housing in multiple-
family structures and their directly related
complementary and accessory uses.
Proposed Zoning: Multiple Family (MF) with
Specific Use Permit #238 –authorizing an
additional land use on a specific piece of property,
but not to change the underlying zoning of the
land.

feet radius of the proposed site and published in the Port Arthur
Newspaper on the following dates:

•May 22, 2021 (City Council)
•Written Opposition: 0
•Verbal Opposition: 1 (before public hearing)
