Background… April 2021 –Application for zoning change submitted to Planning Division. A public hearing was held by the Planning and Zoning Commission for May 17, 2021, at 5:30 p.m. Public Notice was mailed and published in the Port Arthur Newspaper. The Planning Commission voted 4:0 recommending approval of said request. On May 11, 2021, City Council approved Resolution No. 21-192, calling for a public hearing. Notification was mailed to adjacent property owners, as well as published in the Port Arthur Newspaper. Current/Proposed Zoning… Current Zoning: Two Family (2F) –promote stable, quality multiple-occupancy residential development (i.e., duplexes, primary/secondary structures, etc.). Proposed Zoning: Light Commercial (LC) –provide a location for general retail activities. These locations are generally along major thoroughfares and highways. ZONING… SITE LOCATION… Public Comment… Public Notices were mailed to seventeen (17) property owners within a 200 feet radius of the proposed site and published in the Port Arthur Newspaper on the following dates: •April 24, 2021 (P&Z Commission) •Written Opposition: 0 •Verbal Opposition: 0 •May 22, 2021 (City Council) •Written Opposition: 0 •Verbal Opposition: 1 (before public hearing) QUESTIONS?
