RE: P.R. NO. 22127 — A resolution calling for a public hearing to consider a
zoning change from Light Commercial to a Planned Development District.
Introduction:
This Agenda Item intends to request a public hearing to consider a zoning change from
Light Commercial (LC) to Planned Development District - 41 (PD-41) for approximately
2.5524-acres of Land, Lot 7, Tracts 2, 3, and 6, Block 2, Port Acres Addition and Lot 7,
Block 2, and Lots 9 and 10, Block 3, Mari Addition, Port Arthur, Jefferson County, Texas.
The purpose of this request is to allow for the development of a heavy equipment/tool
rental business that would serve various industries throughout the area.
Background:
The Planning & Zoning Commission reviewed this case on August 23, 2021.
Budget Impact:
None
Recommendation:
It is recommended that City Council approve P.R. No. 22127, calling for a public hearing
to consider a zoning change from Light Commercial (LC) to Planned Development
District - 41 (PD-41) for approximately 2.5524-acres of Land, Lot 7, Tracts 2, 3, and 6,

A RESOLUTION CALLING FOR A PUBLIC HEARING TO
CONSIDER GRANTING A ZONING CHANGE FROM LIGHT
COMMERCIAL TO PLANNED DEVELOPMENT DISTRICT - 41
FOR APPROXIMATELY 2.5524-ACRES OF LAND CONSISTING
OF LOT 7 (TRACTS 2, 3 AND 6), BLOCK 2, PORT ACRES
ADDITION, LOT 7, BLOCK 2, AND LOTS 9 AND 10, BLOCK 3,
MARI ADDITION, CITY OF PORT ARHTUR, JEFFERSON
COUNTY, TEXAS
WHEREAS, it is being requested that City Council consider a zoning change for
the area delineated in Exhibit "A" from Light Commercial "LC" to Planned Development
District - 41 "PD-41"; and,
WHEREAS, pursuant of Chapter 211 in the Texas Local Government Code, a
public hearing must precede any zoning change.
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PORT ARTHUR:
THAT the facts and opinions in the preamble are true and correct.
THAT the Planning and Zoning Commission reviewed this case on August 23,
2021 .
THAT a public hearing to consider whether to grant the zoning change request for
approximately 2.5524-acres of Land, consisting of Lot 7 (Tracts 2, 3 and 6), Block 2, Port
Acres Addition, Lot 7, Block 2, and Lots 9 and 10, Block 3, Mari Addition, Port Arthur,
Jefferson County, Texas, as delineated in Exhibit "A" shall be held on October 12, 2021,
at 10:00 a.m. in the City Council Chambers, Fifth Floor, City Hall, 444 4th Street, or by
telephonic and videoconference.
THAT notice of the public hearing shall be published at least fifteen days prior in
the official newspaper of the City before going to the City Council.

THAT a copy of the caption of this Resolution be spread upon the Minutes of the
City Council.
