BACKGROUND:
The Planning and Zoning Commission is benxg asked to consider a replat request for Lots
10-11, Block 10, Range 7, in the Townsite of Sabine Pass Addition, to produce one
residential tract to become Tracts l0A Block 10, Range 7 of the subdivision in the City of
Port Arthur, Jefferson County, Texas. The acreage is 0.344 acres and the property is
located (south of 8~I Avenue and east of Pearl Street). The zoning is still "MF" for multi -
family use. Notices were sent out in complia~ice with the Texas Local Government Code
Section 212 as well as the publication was done more than 15 days prior to the public
hearing
Applicant- Access Surveyors Owner- Emile Nini
RECOMMENDATION:
Staff has no objections to this request. There is an 8" waterline and there is a 12" see
line located within the 60' ROW of Pearl Street to serve the Tract 10-A It
recommended that property owner/ or contractor prior to construction to contact
dispatch at 409.983.8550 for locations of Water & Sewer.

None
STAFFING/EMPLOYEE EFFECT:
None
SUMMARY:
The plat should be approved as it conforms to all the City's plating rules and ordinances
