BACKGROUND:
The Planning and Zoning Commission is being asked to consider a replat request for parts of
Lots 1, 2, 3, 5 and all Lot 4, Whittington Place No. 2 Addition and Joseph Grigsby League, A-
27, City of Port Arthur to produce one residential tract to become Tract 2A, of the
Whittington Place No. 2 Addition and Joseph Grigsby League, subdivision in the City of Port
Arthur, Jefferson County, Texas. The acreage is approximately 3.400 acres and the property
is located (north of 39thStreet and east of F.M. Highway 366 (Atlantic Road). The zoning is
still "SF" but will be changed for a planned development to accommodate a bed and
breakfast inn. Notices were sent out in compliance with the Texas Local Government Code
Section 212 as well as the publication was done more than 15 days prior to the public
hearing

RECOMMENDATION:
Staff has no objections to this request but the Fire Department and Building Inspections
require proper fire equipment installed prior to an occupancy permit. Public facilities and
existing utilities shall match occupancy capacity for compliance operations.

STAFFING/EMPLOYEE EFFECT:
None
SUMMARY: The plat should be approved as it conforms to all the City's plating rules and

Jefferson County, Texas. The property is located north of 8T" Avenue and west of

property such that this property maybe changed from "SF" (single -family) to PD-NS
(planned development for neighborhood services -excluding educational/institutional,
amusement, temporary-permit, transportation related, commercial type, special industrial
and agricultural uses in accordance with the schedule of uses in the Zoning Ordinance. The
acreage is approximately 3.400 acres and the property is located (north of 39th Street and
east of F.M. Highway 366 (Atlantic Road). The zoning is still "SF" but will be changed to a

Ms. Alma LeBlanc arrived at approximately 5:40 p.m.
