NO. 22446 —A resolution calling for a public hearing to consider a zoning change from Agricultural to Industrial Introduction: The intent of this Agenda Item is to request a public hearing to consider a zoning change from Agricultural (A) to Light Industrial (I) for approximately 9.54-acres of Land part of Lots 2 — 7, Block 13, Range "L", Port Arthur Land Company Subdivision, Jefferson County, Texas. The purpose of this request is to rezone a portion of property form "A" Agricultural to "LI" Light Industrial for the development of an Industrial Subdivision (ex., storage warehousing, parking lot, commercial truck parking, storage, or repair, contractor storage or equipment yard (outdoor), heavy machinery and tool shop, welding or machine shop, temporary batch plant, etc.). Industrial Subdivisions (also called Industrial Parks) are usually large sites zoned and planned for the purpose of industrial development and located outside the main residential area of a city. Industrial Subdivisions/Parks normally are in areas that have adequate transportation access including roads and rail. No. 22446, calling for a public hearing to consider a zoning change from Agricultural (A) to Light Industrial (I) for approximately 9.54-acres of Land part of Lots 2 — 7, Block 13, Range "L", Port Arthur Land Company Subdivision, Jefferson County, Texas, for the purpose of developing an Industrial Subdivision. A public hearing shall be held on Tuesday, September 27, 2022, at 6:00 p.m. "Remember, we are here to serve the Citizens of Port Arthur" P.O. A RESOLUTION CALLING FOR A PUBLIC HEARING TO CONSIDER GRANTING A ZONING CHANGE FOR APPROXIMATELY 9.54-ACRES OF LAND PART OF LOTS 2-7, BLOCK 13, RANGE "L", PORT ARTHUR LAND COMPANY SUBDIVISION (SOUTH OF PARK CENTRAL BOULEVARD AND EAST OF F.M. HIGHWAY 365), PORT ARTHUR, JEFFERSON COUNTY, TEXAS WHEREAS, it is being requested that City Council consider a zoning change from Agricultural (A) to Light Industrial (LI) for the area delineated in Exhibit "A"; and, WHEREAS, pursuant to Chapter 211 in the Texas Local Government Code, a public hearing must precede any zoning change. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PORT ARTHUR: THAT the facts and opinions in the preamble are true and correct. THAT the Planning and Zoning Commission reviewed the case on August 15, 2022. THAT a public hearing to consider whether to grant the zoning change for approximately 9.54-acres of Land part of Lots 2 — 7, Block 13, Range "L", Port Arthur Land Company Subdivision (south of Park Central Boulevard and east of F.M. Highway 365), Port Arthur, Jefferson County, Texas, as delineated in Exhibit "A" shall be held on September 27, 2022, at 6:00 p.m. in the City Council Chambers, Fifth Floor, City Hall, 444 4th Street, or by telephonic and videoconference. THAT notice of the public hearing shall be published at least fifteen days prior in the City's official newspaper before going to the City Council. THAT a copy of the caption of this Resolution be spread upon the Minutes of the City Council. P.R.
