BACKGROUND INFORMATION:
An application for a final plat was submitted to the office of Planning & Zoning on December 13, 2023.
An application for a preliminary plat was filed on October 9, 2023 and approved unanimously by the
Planning & Zoning commission on November 6, 2023.
The purpose of this minor plat is to create one reserve.
According to section 98-202, section 98-203, & section 98-204 of the City of Port Arthur's Local
Ordinance in regards to final plat submittal and approval, after compliance with the procedure
described in section 98-201 and a preliminary plat has been approved by the planning and zoning
commission, the subdivider shall prepare and submit to the director of planning for filing with the
commission.
Upon approval of the plat, provided that such plat has been otherwise fully and properly endorsed
and specifications for the subdivision as required in this chapter have been reviewed by the director
of planning and construction plans approved by the city engineer and water utilities manager, the
chairman of the commission shall sign the space provided.
An email of the final plat, with supporting documentation, was forwarded to the Public Works &
Engineering Division on Monday, December 18, 2023 for additional analysis and the final drawing was
cleared for filing.
On Wednesday, December 21, 2023, six (6) notices were mailed to adjacent property owners within
a 200 ft. Radius, as well as published in the Port Arthur News; more than fifteen (15) days before the
P&Z public hearing scheduled for January 8, 2024.
FISCAL IMPACT BUDGET IMPLICATIONS:
N/A
RECOMMENDED ACTION:
Staff recommends approval of the proposed Minor Plat which complies with Section 212.014 of the
Texas Local Government Code and Appendix A & Section 2.04 (B) of the Port Arthur Code of
Ordinances.

BACKGROUND INFORMATION:
An application for a replat was submitted to the office of Planning & Zoning on December 14,
2023.
The purpose of this replat is to combine multiple lots and an abandoned right of way, into 2 new
Tracts for future commercial development.
In accordance with Chapter 98, Article III, Section 98-153, the Commission shall render a decision
within 30 days of receipt of the plat from the director of Planning, together with a
recommendation and in compliance with the applicable requirements of V.T.C.A., Local
Government Code, Sections 212.014 thru 212.016. Such decision shall consist of approval or
denial.
PUBLIC NOTICE:
On Friday, December 15, 2023, thirteen (13) notices were mailed to adjacent property owners
within a 200 ft. Radius and published in the Port Arthur Newspaper a minimum of fifteen (15)
days before the P & Z public hearing scheduled for January 8, 2024
