Participants included the Representatives from the City’s Planning and Zoning Division, Chief Building Official, Sanitarian, Solid Waste Division, Regulatory Services, Engineering Division, and the Fire Marshal’s Office. A Representative from Drainage District No. 7 and client representation from SouTex Surveyors were in attendance. The developer and/or their representative were provided with information regarding the development, along with contact information if additional guidance is needed. Any person or corporation having a proprietary interest in any property may petition the City Council for a change or amendment to the provisions of this ordinance. The Planning and Zoning Commission may institute a study and proposal for changes and amendments in the public interest on its own motion or on request from the City Council. A Zoning Map Change (Rezoning) is a change or modification to the boundaries of any zoning district within the Zoning District Map. ANALYSIS: Section 203(A) of the Zoning Ordinance provides district regulations for development in said district. ACCESS: The project entrance(s) are located on Main Avenue. PUBLIC NOTICE: On Wednesday, February 14, 2024, sixteen (16) notices were mailed to adjacent property owners within a 200 ft. radius and published in the Port Arthur Newspaper a minimum of fifteen (15) days before the P&Z public hearing scheduled for April 15, 2024.
