City Council is being asked to consider a Zoning Change for approximately 34.13 acres (1,486,702.8 SF) of land, Part of Lots 5 & 6, Block 2, Range “D”, Port Arthur Land Company Subdivision,
City of Port Arthur, Jefferson County, Texas
The properties are located Northeast of Main Avenue & Southeast of Crane Bayou, City of Port Arthur, Jefferson County, Texas.

Purpose…
The purpose of this request is to change the zoning from “HDR” High-Density Residential (Formerly referred to as “MF” Multiple Family) to “HI” Heavy Industrial District for the development
of a Laydown Yard for Industrial Projects.

Current Zoning :
High Density Residential (HDR)
The purpose of the High Density Residential District is to establish areas appropriate for multi-family dwellings.
Proposed Zoning:
Heavy Industrial (HI)
The purpose of the Heavy Industrial District is to provide locations for large-scale industrial uses that involve extensive processing, manufacturing or assembly of large products or
equipment.
This district is intended to allow for businesses that are more intense than the LI light industrial district and may include outdoor activities or the use of hazardous materials.
