BACKGROUND:
The Planning and Zoning Commission is being asked to consider a replat request to
create a 0.1102 acre tract consisting of the North 48' of Lots 5 and 6, Block 203, to
produce one tract to become Tract 5-A, Block 203, Port Arthur Land Company, City
of Port Arthur, Jefferson County, Texas. The property is located south of Rev.
Ransom Howard Street (A.K.A. 7t" Street) and east of Orange Avenue. The zoning is
"2F" for Two-Family housing. The property will be used for the development of a
single-family dwelling. Notices were sent out in compliance with the Texas Local
Government Code Section 212 as well as the publication was done more than 10
days prior the public hearing.

RECOMMENDATION:
The planning staff has no objections to the approval of this replat. Plat meets all the

BACKGROUND:
The Planning and Zoning Commission is being asked to consider acceptance of a
final plat for Phase I of the Angel Trace Subdivision located north of 58th Street and
west of Ray Avenue near the Palomar area of Port Arthur. There were two changes
made to the preliminary plat that consisted of Lots 32, 33, 34, 71, 72 & 73 being
combined to make Lot 32A (this area includes a swimming pool and club house) and
Lot 25 being omitted to allow the City ingress/egress to the pond. This final plat
meets the requirements of the City's Subdivision Ordinance.

RECOMMENDATION:
The planning staff has no objections to the approval of this final plat. Plat meets all
the city's requirements.

stated the restaurant will be located west of H.E.B. between the strip center and the DD# 7 drainage ditch

Mr. Cox asked what the purpose is for the requested replat. Mr. Leger stated that he believed it is for a
single-family dwelling, but he was not sure.
Mr. Burton informed the commissioners that the applicant requested the proposed use as "LC" for Light
Commercial and that the applicant would have to request a zoning change.

Mr. Cox asked if the original application should have been denied since the applicant wanted to change
the zoning of the property.
Mr. Leger stated that it is the responsibility of the surveyor to present the case requested by the client,
rather it be approved or not. He also stated, it is better for P&Z to table/deny a case pending additional
information or changes, so suggested changes can be explained to the client and supported by the P&Z
Commission.
