ZONE CHANGE REQUEST Z24-06 (A) City of Port Arthur Department of Development Services Division of Planning 1 Request… City Council is being asked to consider a zoning amendment request to Planned Development District-9 (PD-9) in accordance with Section 6.03 of the City of Port Arthur Zoning Ordinance. The amendment would add a land use type to Section 2(A)(3) of the PD, which provides district regulations for double frontage lots located in Blocks 161 and 165 of the City’s designated historic district. 2 Purpose… This request is to amend planned development district - 9 by adding the use type: Professional Office, local to section 2(A)(3) by a specific use permit. 3 Background… 4 Current zoning Current Zoning : Planned Development - 9 (PD-9) Approved as part of the Comprehensive Zoning Change in 1989 (Ord. 89-54), the Planned Development District was established to preserve and protect the historic character of the City’s designated historic district. It establishes and protects areas, sites, or structures with significant historical, cultural, architectural, or aesthetic value.
