HomeMy WebLinkAbout(D1) Rosehill status of restoration presentation 9-'24Rosehill Manor Restoration All funds spent to date is from the Hotel Occupancy Tax Fund 1 1 What it takes to do Historical Restoration to a historically designated building Approval by the Texas Historical Commission Plans must be drawn up and meet minimum criteria for historical requirements set forth by the Commission, which include: Fashion to which repairs are done Establishing markers for determining if something is beyond repair and what are the options for replacement Plans for monitoring the progression of restoration These plans must be submitted to the Commission for review and approval Determination of a qualified contractor Monitoring of work to ensure it is being done as approved Once work is completed, submission to the Commission for final approval and acceptance of work done. All of this must be completed and approved by the Commission before a new phase can begin 2 Phases Completed Phase I-III 3 Phase I $100,000.00 Completed in 2018 Renovation and replacement of six windows Some downspout and gutter repair 4 Phase I Example picture of windows 5 Phase II $300,150.00 Major work was completed in 2021, but due to some painting issues the contractor had to rectify, the official completion is Sept of 2022 Exterior work, mainly on the first floor Painting Repair of some windows Repair of some columns and capitals Repair of the porte cochere 6 Work during Phase II 7 Work during Phase II 8 Phase III $216,500.00 Completed in July 2022 Replacement of second level railing Repairs to the second level deck/porch surface 9 Completed work from Phase III 10 Current Phase Phase IV 11 Phase IV Projected cost $425,000.00 This phase is in the bidding stage, the architectural fees have been paid in fiscal ‘24 Exterior work, mainly on the second floor Painting Repair of some windows Repair of some columns and capitals 12 Future Phases Phase V-VII 13 Phase V Projected cost about $420,000.00 Exterior work, mainly on the back part of the building on first and second floor Painting Building leveling & foundation repair Siding repair Door and Window repair Porch repair 14 Phase VI Projected cost about $280,000.00 Interior work mainly on the first floor Painting Adding a handicap accessible restroom Ceiling repair Wall repair Floor restoration Door repair Stair repairs Fixtures HVAC work 15 Phase VII Projected cost about $430,000.00 Interior work mainly on the second floor Painting Ceiling repair Wall repair Floor restoration Door repair Fixtures Restroom upgrades HVAC work 16 Possible Phase VIII Projected cost unknown Possible need for a following up phase of work to deal with any unforeseen issues, repairs to previous work and other final needs. 17 Cost of Restoration Fund spent: $616,650.00 Projected amount to be spent: $1,555,000.00 18 Projected completion Each phase takes, depending on the work, about one and half years for completion. We are currently in the bidding stages of Phase IV, and there are three other Phases planned (V-VII). The exterior Phases remaining (IV & V), will likely take a little less than three years for completion The interior Phases (VI & VII), will likely take an additional three years for completion 19
