Request…
City Council is being asked to consider a request for a zoning text amendment of Appendix A (Zoning Ordinance), section 3.03 (Land Use Table) of the City of Port Arthur Code of Ordinances.
The Zoning Text amendment will be citywide.

Purpose…
The purpose of this request is to amend Appendix A (COPA Zoning Ordinance) Section 3.03 (Land Use Table) to regulate and provide for conditions as it relates to automobile-related uses
by including the identified uses into the Heavy Industrial District (HI) and the Light Industrial District (LI) in the City of Port Arthur, Texas.

Light Industrial (LI)
Light Industrial is defined as a land-use type to provide for locations for small-scale industrial uses that involve extensive processing, manufacturing, or assembly of various products
or equipment.
Current and Proposed Zoning :
Heavy Industrial (HI)
The Heavy Industrial District is to provide locations for large-scale industrial uses that involve extensive processing, manufacturing, or assembly of large products or equipment. This
district is intended to allow for businesses that are more intense than the Light Industrial District and may include outdoor activities or the use of hazardous materials.

A City Council may approve or deny the proposed matter by a simple majority vote. In the event, however, that a proposed change to a regulation or boundary is denied by the Planning
& Zoning Commission, then the proposed change must be approved by at least three fourths (3/4) of all members of the City Council who are qualified to vote.
