Ceja Department of Development ServicesDivision of Planning REQUEST… City Council is being asked to consider a ZoningChangeforapproximately2.861 acres(124,589.16 SF)of land,Lot 23,Tract 6,7 S 210ofE150’,Lt 11,Tract 6,Peek Addition,Jefferson County,Texas. The property is located 8520 Wilson Avenue. 2 PURPOSE… The purpose of this request is to change the zoningfromMediumDensityResidentialtoaPlannedDevelopmentDistrictfortheconstruction&operation of a multi-purpose event center. 3 BACKGROUND… September 24, 2024 –The application for the zoning request was submitted to the Planning Division. April 18, 2025 -notification sent to adjacent property owners within 200 ft. April 19, 2025 –Public Notice published in Port Arthur Newspaper. The Planning and Zoning Commission (P&Z) met in a Regular Session to conduct a public hearing on May 5, 2025, at 5:30 p.m. The Planning Commission voted 3:0 recommending to approve said request. On May 6, 2025, -City Council approved Res. No. 25-180, calling for a public hearing. On July 1, 2025, City Council approved Res. No. 25-280 amending Res. No. 25-180. July 12, 2025 -Notification was published in the Port Arthur Newspaper and mailed to adjacent property owners on July 8, 2025. 4 CURRENT/PROPOSED ZONING Current Zoning : Medium Density Residential (MDR) The property is currently in a Medium Density Residential (MDR) zoned district, which is intended to promote a variety of single family residential development on smaller lots than the Low Density Residential District and in a dense development pattern. This district can serve as a transition district between residential & nonresidential areas.
