ZONE CHANGE REQUESTZ25-06Affordable Auto Enterprises Department of Development ServicesDivision of Planning REQUEST… City Council is being asked to consider aSpecificUsePermitforapproximately.324 acre(14,117.44 SF)of land,Lot 11 &Lot 12,Block327,City of Port Arthur,Jefferson County,Texas The property is located at 1801 WoodworthBoulevard. 2 PURPOSE…The purpose of this request is to allow the operationof“Automobile Sales &Repair”in a CommercialRetailDistrict. 3 BACKGROUND… May 23, 2025 –The application for the zoning request was submitted to the Planning Division. June 12, 2025 -notification sent to adjacent property owners within 200 ft. June 14, 2025 –Public Notice published in Port Arthur Newspaper. The Planning and Zoning Commission (P&Z) met in a Regular Session to conduct a public hearing on July 7, 2025, at 5:30 p.m. The Planning Commission voted 4:0 recommending to approve said request. On July 1, 2025, -City Council approved Res. No. 25-282, calling for a public hearing. July 12, 2025 -Notification was published in the Port Arthur Newspaper and mailed to adjacent property owners on July 8, 2025. 4 CURRENT/PROPOSED ZONING Current Zoning: Commercial Retail (CR) The purpose of the Commercial Retail District is to provide a location for light commercial and retail activities. These locations are typically along major thoroughfares and highways. Proposed Zoning: Specific Use Permit The purpose of the Specific Use Permit is to allow a designated use at a designated location.
