The property is located east of Foster Lewis DriveandSouthofMainAvenue.
PURPOSE…
The purpose of this request is to change the zoningfromLowDensityResidentialtoaPlannedDevelopmentDistrictthatwillincludesingle-familydevelopment,2-family development,&“recreational,outdoor”development.
BACKGROUND…
May 23, 2025 –The application for the zoning request was submitted to the Planning Division.
July 2, 2025 -notification sent to adjacent property owners within 200 ft.
July 5, 2025 –Public Notice published in Port Arthur Newspaper.
The Planning and Zoning Commission (P&Z) met in a regular session to conduct a public hearing on Monday, July 21, 2025, at 5:30 p.m.
The Planning Commission voted 5:0 recommending to approve said request.
On August 12, 2025, -City Council approved Res. No. 25-338, calling for a public hearing.
August 20, 2025 -Notification was published in the Port Arthur Newspaper and mailed to adjacent property owners on August 29, 2025.
CURRENT/PROPOSED ZONING
Current Zoning :
Low Density Residential (LDR)
The property is currently in a Low Density Residential District (LDR) zoned district, which is primarily for single-family dwellings and related recreational and educational facilities normally required to provide an orderly and attractive residential area.
Proposed Zoning:
Planned Development(PD)
The purpose of the Planned Development District is
to provide greater flexibility & opportunity for
innovation in projects.

of all members of the City Council who are
qualified to vote.
