The Port Arthur Zoning Board of Adjustment & Appeals will meet in regular session at
5:30 p.m., Thursday, March 4, 2010, in the City Council Chambers on the fifth floor of
the City 1-fall. The March 4th agenda contains one application.
Please make every effort to attend so that we may have a quorum. If for some reason you

BACKGROUND:
Thee Zoning Board of Adjustment and Appeals is being asked to consider a variance
for the following lot(s)/tract(s) in the City of Port Arthur, Jefferson County, Texas.
VARIANCE WILL BE ON THE FOLLOWING LOT:

This site is located north of Gulfway Drive and west of El Paso Avenue (on
Seventeenth Street). It is also known as North 90 feet of Lot 1, Block 325, Port
Artthur Land Company, A-053400, Port Arthur, TX 77640-3945. The zoning is "SF"
Sir!gle Family. Notices were sent out in compliance with the Texas Local
Government Code Section 211 as well as the publication being done on February
15th, for the March 4th meeting more than 15 days prior to the public hearing.
Applicant -Randy Malouf (Cody Johnson) Owner - Johannah Williams
RECOMMENDATION:
St~-ff has no objections to this request due to the hardship of the family not being
able to afford more land, yet to build a new house in compliance with the Codes. The
house will fit on the property with the correct setbacks. The lot is less than 5,000
square feet, which is the minimum lot size.
BtIDGETARY/FISCAL EFFECT: None
STAFFING/EMPLOYEE EFFECT: None
SUMMARY:
Thee Zoning Board of Adjustment and Appeals is requested to approve this lot of 4500
square feet to allow for legal non-compliance in regards to present Codes and
Zoning Ordinance. The lot coverage cannot exceed 35% since the required
coverage for 5,000 square foot housing is 40% and this lot size is 500 square
foot less than usual.

CITY HALL - 5T" FLOOR CONFERENCE ROOM
Roll Call -Chairman, John Clayton convened the meeting at 5:30 p.m.
Commissioners present: John Clayton, Deral Segler, Melinda McNulty, Desiree' Edwards, and
Freddie Ruth Earl (alternate) were present to constitute the necessary quorum.
Staff Members present: Ronald Burton, assistant planning director and Pamela Langford,
