Re: Camellia Street Townhomes Proposed for 10 acres at end of Camellia street, 350-Ft
West of FM 823 in Palomar-Lakeside area.
Dear Mayor Ortiz:
The Owner, Camellia Street Townhomes, Ltd is hereby advising you of a proposed
affordable housing development in Port Arthur, Texas, Jefferson County. The
development will consist of a 100-Unit Townhome complex on approximately 10.00
acres located at the Palomar-Lakeside area.
The Development will consist of 100 one, two and three bedroom Townhomes, and will
provide quality and affordable housing for families and individuals in the City of Port
Arthur and Jefferson County. The number of units and proposed rents ( less mility
allowance) for the project are provided in the attached "Notice To Public". Also attached
for your information are the proposext Site Plan, Floor Plans and Elevations for each type
of proposed unit and the community building.
This development will utilize the Housing Tax Credit Program, ("HTC") that is
sponsored by the Texas Department of Housing and Community Affairs. With the
information we have received from our extensive market research, the local PHA, the
Chamber of Commerce, Lakeside-Palomar Community Development and other
community organizations, we believe that substantial need for affordable housing exists
in the area.
We respectfully request a letter from you acknowledging receipt of this letter and
expressing your support for this development. The letter fi'om you is necessary for the
Tax Credit Application. We will greatly appreciate your response as soon as it is
possible.

Camellia Street Townhomes, Ltd is making an application for Housing tax
credits with the Texas Department of Housing and Community Affairs for the
Camellia Townhom~s to be located a~: lO-acre tract bein8 a portion of Blocks
15, 16, 25 & 26 and all of Block 14 of the Palomar Addition, Section l, Port
Arthur, Jefferson County, Texas. This new development is a Townhome
Community comprised of 100 Units of which 90% of total will be for tenants
with incomes less than 60% of the area's median income. For a family of 1,2,3
and 4 those income levels are $19,680, $22,440, $25,260 and $28,080
respectively. The total restricted income percentage of the development is 90% of
total. The msmber of units and proposed rents 0ess utility allowance) for the
subject property's tax cxedit units are:
