Arthur. Jefferson County, Texas. The total a.crea�;e is 2.537 and the property :is located
n��rth of 25�h Street and east of Everyreen Drive. The zoning is "SF" for Single-Fa��nily. The
abutting z�oning is single-family to the north, south, east and west. The property will be
sub-divided and sold by owner (Attachment).
No��ices were sent out in compliance with the Texas Local Government Code Sectian 212..As
ot', Tuesda;y, October 12, 2010, twenty-one (21) n��tices were mailed to adjacent property
owne�rs wiithin a 200 ft. radius; two (2) was ret:urned as undeliverable. The planning
df�partmer�t has received several calls inquiiring about the specifics of this case. The
publication was done in the Port Arthur News on S�unday, October 3, 2010, fifteen (15) days

This replat involves the recent past sell of the :front house located at 2710 Evergreen. It
has been sold to a local business man who has mad� a substantial investment and pl�u�s to
fini�5h the renovation of "MAROTTO COTTAGE" property. Due to the commercial
nature and undesirability of the two (2) comm�rcial metal structures built over the re,ar
residence of the cottage; I have sold him only the h�use and I will retain ownership ��f
these building. The new address of this property will become onee a�ain a family(s)�
residence or 4415 Alamosa St.
!My husband father, the Late Dr. Luis Marroq�uin's mother, Guadalupe Marroquin, c�nce
lived in the residence raised on this exact loca�ion I herein request to replat and remodel.
The replat #10-37 is essential for the complet:ion a�1d/or conversion of the main metal
structure to the residential address (4415 Alarriosa). T'hat existing front metal buildirig is
a.lready plumbed with a full restroom, a kitchen area that has cabinets with a sink an�d hot
and cold water. This structure was never fully reconverted to a residence, by previouis
awi�er, because this replat was necessary to be in compliance with single family zoning.
"]�is replat will accorriplish the return of this commercial portion of the property back to
its legal designation i.e., residential.

The F'lanning and Zoning Commission is bein�; ask�ed to consider a replat request for part of
Lot l_ and all of Lot 2, Block 22, to produce two tracts to become Tracts .1-A (1129
Shi�evepor,tAvenue) and 1-B (738 Thomas Bou�'evar��), Block 22, City of Port Arthur, Jeffers,on
County, Texas. The total acreage is 0.2294 and the property is located south of Thomas
Boulevard and west of Shreveport Avenue. The zoning is "MF"for Multi-Family. The abutting
z��ning is as follows: north/east "2F" Two-Family and south/west "MF" Multi-Family. 'I'he
purpose of this replat is to divide part of tw�o lots into two tracts for the construction of
s�ngle-fam.ily dwellings.
Notices were sent out in compliance with the Texas Local Government Code Section 212. As
of, Tr�ursday, October 14, 2010, twenty-two (22) notices were mailed to adjacent property
owners within a 200 ft. radius; four (4) were ret�urned as undeliverable. The publicatiion
�n�as clone in the Port Arthur News on Sunday, October 3, 2010, fifteen (15) days prior to ithe
public hearing.
