AN ORDINANCE ACCEPTIN~ THE E~TRANCE WAY TO THE PALMS C, OLF COURSE AS A CITY STREET WHEREAS, Jefferson County built the entrance way to the Palms Golf Course, as delineated in Exhibit UA"; and WHEREAS, Pleasure Island Commission desires to develop homes adjacent to the entrance way to the Palms Golf Course; and WHEREAS, this road does not meet the City specifications for a subdivision road which should be concrete, curbed, and guttered, and at least thirty (30) feet wide; and WHEREAS, a concrete road would have a greater expected life span than an asphalt road, as well as reduced maintenance costs. NOW THEREFORE, BE IT O~DAINED BY THE CITY COUNCIL OF THE CITY OF PORT ARTHUR: Section 1. That the facts and opinions in the preamble are true and correct. Section 2. That the City herein accepts the entrance way to the Palms Golf Course as described in Exhibit ~A" as a City street and for maintenance. Section 3. That this acceptance is conditioned on the Agreement by the Pleasure Island Commission to be responsible for all maintenance costs on the road until all the homes are z.p05471 completed and the subdivision is fully built-out. Section 4. That construction shall not commence until the City approves the following: · Projected source of funds as to pay the costs for development of the subdivision · Projected sales price of lots · Projected gross and net income from sale of the lots · Projected source of funds as to pay the costs as to upgrade water and sewer lines · Projected source of funds as to pay the costs for fire hydrants and other public improvements needed · Projected drainage plans · Plans and specifications · Plat · Building Permits Section 5. That this ordinance shall be null and void if the Pleasure Island Commission does not agree thereto within thirty (30) days and provides a survey with a schematic showing the dimensions of the street right-of-way. Section 6. That a copy of the caption of this Ordinance be spread upon the Minutes of the City Council. The rate of portland cement used was 40 lbs. Per square yard. LSecondly there was a state spec. Limestone base used on top of the stabilized soil to a thickness Of 8". 3. Thirdly 3' of hot mix asphalt was place on top of the limestone base. All the above road construction was performed by Jefferson County Road & Bridge Pct # 3 If you have any questions regarding the above stated road please call the road foreman at Pet #3 at (409) 736-2851.
