hearing to discuss Variance Request.- B16-01 to allow for the variation to the minimum Lot size
(area) specified in a Two Family (2F) zoned district [5,000 SF]; as delineated in Appendix A,
Section 11-201 of the City of Port Arthur Zoning Ordinance. In a unanimous decision, the
Z.B.A. voted to approve this request on Thursday, January 28, 2016.

OF PROSPECT A VENUE BETWEEN CASHMEREAND ROB/NHOOD DR/VES)

BACKGROUND:
The Planning and Zoning Commission is requested to review and consider a request to abandon
approximately 0.0074 acre [322.5 SF] of land consisting of the following:
• 2.5' x 114' utility easement located on Lot 11, Block 31, Lakeside Park Unit 4 [A.K.A.
5408 Prospect Avenue];
This request is being made by the property owner for the purpose of constructing a new
residential structure on said Lot.
Notification of this proposed abandonment has been submitted to all utility entities servicing
Port Arthur for comment and acceptance. The Planning Staff has not received any objections to
this request.
On Wednesday, January 20, 2016, twelve (12) notices were mailed to adjacent property
owners within a 200 ft. radius and the notice was published in the Port Arthur News on Sunday,
January 17, 2016, more than ten (10) days prior to the P81Z public hearing scheduled for
February 1, 2016.

RECOMMENDATION:
The Planning staff has no objection to the recommendation of the abandonment; however, the
applicant will be responsible for any cost associated with relocation of utilities, as part of total
